HAY Tammy just finished bio and you can check it out, looked at some of your site as well. I really like the topic of interior Decorating I was really thinking about that during the time I was picking a major in College I kind need someone to take me under their wing to make these first deals could you help me or help me find someone on here maybe please and thankyou?

Your bio looks good, but personally I would leave out the negatives and be more positive. I was a little confused and frustrated by your website. The homepage tells me I am there I forgot because of some mistake or something like that, and then I couldn't get back to this site as it knocked me off. I went a second time to your website and I am confused because you say you are in Texas and new, so how do you have so many properties and so many in the area I live in? You cannot advertise properties that you don't own necessarily. Your website is a little confusing to me. Tammy

I my opionion I woyuld offer this. Based on the limited info, "bird-dogging" would be a good approach. You could pass on this info about houses being available and in the meantime review Dean's books(s). This way you'll be gaining knowledge while the easy money keeps rolling in.

Also, scouwer this site as much as possible. It is chucked full of information, caring, and knowledgable people. If it helps, you could read my journal for some ideas.

All things considered, this is where I would start. I hope this helps you find the steps you need.

OKAY care to tell me how to do I want to start a check list for tomorrow based on what you know what would your check list be Rick if you had nothing so far but some ideas on how and where to get some great deals.

I recommend you join the Success Academy. In order to bird dog you must know how to figure Property values, what types of properties to look at, what are the rehab/remodel costs, what all the costs to your buyer will be so that he knows it is a good deal and how you present this to a CASH buyer. It is a little more complex than you may think. That is why detailed entry level education is essential. Join the Academy, I did, Got a complete refund too!

I would love to join the academy but I spoke to them this morning but I don't have enough at all to get in even the 300 dollars of so neccessary they told me that someone may be willing to take me under there wing and baby step me through it for now could that someone be you mr. Michael
I really need it I have the drive I have been here reading and going over info for hours looking at properties taking notes and making a check list for things to do tomorrow but on the 28 I might be moving or at least going to a shelter down here

My goodness that is tough. I know it cost money for the academy, but I agree with Eric that if you don't have the money; read everything you can and keep on this site and learn and ask questions as much as you can. I hope you can get back up to your brothers instead of going into a shelter. Maybe better take a job for now and read and apply what you can until your living situation improves. I mean you need a good foundation for optimal success. It sounds like you have the ability and all, so Wishing you the best!

Ok well now I decided to take a step for experiences purposes and call a real estate agent but there was a conversation that went on yesterday in another thread that was speaking about how it's illegal I do believe to bird dog here but I do not know how to find it a guy suggested a loop hole and he left a link didn't get it at the time want it now to show her the agent that is and up until this point the search bar under Deans chin has yet to finish pulling up any info at all and suggestions please

I could not follow the last of your post? Did someone suggest a link and you lost it? Also you are talking to an agent for experience? Understandable about not being able to find things easily under Dean's chin. I have trouble myself. Are you wanting suggestions for places to look in general. I would suggest just keep on this site and you will constantly see material that will help you. One good one is a thread called 30 days to Real Estate Cash, I believe. Sorry I haven't been able to find the link, but maybe someone will provide it. Also it comes up on here periodically, so just keep reading post daily as often as you can.

I spelled a word correctly, and looked at the draft which is correct, but the word still comes out on here incorrectly. DG admin know why? The word I spelled was suggestions, but it is coming up in above post as sestions???

Also by networking with other REI clubs in the local area. I’ve signed up for their e-mail lists. Beyond that ANYBODY is fair game. I talk to everyone I meet. And by handing out my business cards wherever I go. Wnen doing research at the courthouse you might bump into a buyer or fellow investor. Need I go on? I think you get the picture.

But to get you familiar with the RE Investing in your area, I agree with Rick, Dean teaches that as well, what I can s u g g est for you is just find an REI Club nearest you), below is a link that will help you find one:

My s u g g estion is for you to attend at least one REI Club meeting, and then find a local mentor in that meeting, since they would be most familiar with Texas Laws (since our Texas RE Laws are sort of different here , they say stricter!). If you ask (the way you asked here on DG . com, in that meeting, to learn from a mentor, someone will help you.

I have learned from the investors at my RE club that they hire people to do the "marketing" for them, (those that they hire to put out bandit signs for them, do their mailouts etc.), you can also do "wholesaling" , so there are different ways to get started, don't lose hope. The investors you will meet might be able to help you with your immediate needs.

I agree with everyone who suggested that you study as much as you can about REI, because that would give you confidence - knowledge is power. Knowledge backed up by tenacity and actions equals results!
