This is an article in the Miami Herald, that gives information on SHADOW INVENTORY, that Carol Stinson has been talking about. It show how many more months it will take to clear the Inventory.In my area Charlotte,NC as of now it will take 58 Months , thats almost 5 Years.

No doubt it is there and has been for 5 yesrs or more. Might get even bigger in the next few years. Investors have been talking about the "shadow inventory" for years.
The problem is gaining access to the inventory.
Think what would happen if they were all released to the public. What would happen to the housing market and current home values.
The Feds are doing everything they can to make it harder for small investors to acquire the small amount of properties they are releasing. The lenders are releasing them in a trickle and keeping prices high. They wouldn't want capitalism to fix the problem!
If ANYONE on this site negotiates a single(not multiple or bulk) REO purchase from a major lender through one of their asset managers please let us know!! It is getting close to 100% being sold by the lenders listing agent AFTER they have been listed on the MLS. They base their asking price on ridiculous BPOs. These guys must be driving by at 70mph when they do the BPO!!
Its all fun. There are some good REO deals to be had no doubt. Most aren't deals however and you are going to go through the listing agent to get one. If you do a few deals you MIGHT get a pocket listing or two from the listing agent.
You might pick up an REO from a small bank or credit union, working directly with the V.P. or asset manager. These are getting harder to find also. EVERYONE knows the small bank strategy! But they are still out there somewhere I am sure.

Your right Michael, getting access to it is the problem.Everyone has so much in their own backyard , but getting to it , is the problem.At least it is the major problem I am having also.
