to do any of these. If you find a motivated FSBO then you can do the L/O and it depends on what you are trying to assign. You can't assign a short sale and if you put "and/or assigns" on a contract for a foreclosure most times the bank will throw out your offer. If you are going to assign a FSBO then you don't need a realtor for that either. I would recommend that you have an attorney look over your contracts just to make sure you can do what you want in your area, not all areas are the same.

Just doing a no frills assignment or L/O, as basic as possible. No short sale or foreclosure....looking for this to be my first deal.

I haven't gotten an attorney for that reason...but I'll work on it just to cover me.

idea to have someone that is familiar with what your doing to go over things to make sure you are doing things proper and legal. I good realtor can do the same thing but I recommend an attorney. Good luck. Once the first one's done the rest come easier.
