I really need to get started in this thing. have both the books, read them even understand them but i need help knowing where the starting line is. do you work on your buyers list first, your power team, or finding deals. moneys is tight and credit is sour and my 50 hour a week physical labor job is killing me. i think i can make this thing take off is mentor me is not so much what to do but which way to go with it.

well you can first start off building your buyers list by advertising on craiglist or other free sites using ghost ads.
next once you have about 30 buyers you find an agent who is investor friendly and is willing to work with you.
next you have her email you potential deals every week
pick the 5 most motivated to sell have you agent make some offers
once you get an offer accepted, lock up the property under contract, and then email all your buyers about the property you have for sale..
once a buyers steps forwards and wants the property you assign the contract over to the buyer using an assignment of contract.
you then get paid right there on the spot or at closing. and dont worry the seller pays for your agent.
make sure to check if assignment of contract are legal in your state.
i hope this helps you get started you dont need any money to use this strategy, dont forget do your research good luck and welcome to the dg family.

You don't have to have 30 buyers on your list to get going, at least one would suffice (to start). Just get their criteria and go to work looking for what they want. Also, it's hard to believe you've read Dean's books and don't know where to start. Your questions can be answered within those books, as well as typing in a search at the top left side of any page, and hitting enter to search your topic. Believe it or not, all topics have been discussed and ruminated over and rediscussed and ruminated over and rediscussed over and over again.
