And then some highly complex proprietary programs from my accounting days that we use for tax scenarios, human resource tracking, copyright infringement search and syncing information to our smartphones.

I hired an accountant and am SO glad I did. Went with a referral in Atlanta, so he's very affordable.
I love to use EverNote for my businesses and misc brainstorming captures: I take photographs from my iPhone of receipts, notes, or screenshots and save them with EverNote that syncs to an online server, you can categorize, and tag them, plus they are auto dated. Later you can send them right to your accountant. You can tweet and email yourself notes also.
Another critical system for me has been Google Apps for Business, specifically hosting my different email addresses with them. Very easy syncing to the the phone, and unlimited storage, free under 30 accounts per domain.
I use Squarspace for my websites, and also freelance IT for a friend's IT solutions company, which gives me server access and Joomla configs. ...I prefer Squarespace for ease of setup though.
I also like Windows 7, and as unorganized as it seems, I rely heavily on Notepad to capture ideas, deal history, and weblinks I want to remember. If you hit your Windows key + R it will open up the Run Command box. Type in "notepad," hit enter, and up comes a blank canvas seconds after needing one. Jot away and save that with an appropriate title.
Also have Microsoft Office Suite 2007. As much as I would like to shift completely to Google Apps, I find that Microsoft's package is still indispensable.
BUT, with all the systems that help organize and sync my life and businesses up, I still love me some pen and paper! I keep business journals, often in regular spiral notebooks, and have half a dozen of them filled up with business venture ideas, brain storming, inspiration, random notes, and things that are always rich to read later. Paper, ironically, has always lasted longer than data versions of anything for me, and I love stumbling on one that is five years old.

I have quickbooks, but I find it a bit cumbersome, maybe I should revisit it... I like windows 7 too; excel-my favorite!

No, No, hey boys What I am talking about is All in one system. One place one station. We are not caveman people technology is at the edge of all that. I have work with a Set For life system that does everything for you. but the system is not working properly at the moment and I am stuck in lala Land. With out a B or C plan.
What we need is a web base Software product. that we can have everything in one place. Like Website, Blogs, Videos set ups, Leads, marketing management tools, buyers List, Sellers Lists, Lenders,Contracts organization, Education, a To do List, motivation notes, and a virtual office. Never the less that you can take it any were you go.
I have done search of a Software product that I was looking in to it. It has it all. but it was Tooooo $$$$$. Now I do not know were to find it. And
I can not mention the name here. If you know of any Web Base Software product that do all please email Me.

The Product is neatrecipts. Its a scanner with software thar will also link to quickbooks and quickbooks pro. It organizes receipts and bills and will also organize business cards. there are a rew different versions froma small portable to a desk sheet feeder with a businesscard incert.

Along with TF, they provide POF letters and a great website, where you can manage sellers lists, buyers lists, birddogs, docs, Email blast your properties to buyers, list your properties locally and nationally. Me likum cave man that has helped me makum over $150,000 in last twelve months. Just through pounding buyer rock with seller club!! Marketing big like t-rex. Could not do my REO biz without it. Better that other system you and I both have. This biz all about face to face anywhoo. Seller likum and trust you, do biz wit u. Same as buyer. Maybe find an analyze real deal, put under contract, sell, then worry about software?
All kidding aside. This like any other business requires you to be able to acquire your product, under stand what you can sell it for along with the costs involved and what to pay for the product in order to make a profit.
Until you can provide your product and/or service everything else is a waste of time. I have multiple programs myself, but none of them replace face to face interaction. I COULD do everything with a pen and pad of paper if I had to! The majority of new REI investors have spent a ton of money on software, websites, 800 numbers and have never done a deal because they rely on technology to do it for them. I don't know of a single high end, successful investor that uses any of the stuff that I do! I will get there. Know all the people I need, do deals and turn paperwork over to my CPA!

Thank you for the advice and the lesson on the business 101. I understand your point and I agree with you 100%. but how I am going to get involve in something that I do not know well about it and keep it in order.
Never the less, how to keep it in control for the years to come and how to make it work For Me with me or With Out me for the beginning. so I can delegated my quality time to more important things. like getting More business to my business and my Family. I do not want to become a slave of my business. I just like to keep track of everything and everything on its place from the beginning to the end just in case if it and will grow. I just like to know how things work and their importance; like (Doc. Forms, contracts, Contacts, buyers, sellers, Marketing etc. and their importance role in the business as well as its organization. Also, spend less time delegating it. Why? Because time for me is Gold. I just have 10 Years to live.
What will happen if your CPA. is not with you no more? or you! is your business ready to make money for your love ones.???

Sounds like you have the drive to get this business done.
I will give you a suggestion, do a deal and see how easy it is to handle the accounting aspect. Worrying about how you are going to do your accounting and such beforehand is a little of the cart before the horse thinking and time wasting! The paralysis of over analysis.
I agree you need to have control, but you should learn how to determine a quick sell ARV, accurate repair/rehab costs and where to find the deals and how to lock them up and turn them quickly for a profit or buy and hold. Everything else WILL fall into place as you do deals. Learn the business, then learn how to use the software or people on your team for the benefit of your business.
I don't worry about things I don't have or don't have the capability to acquire yet. That's plan #1 and the hardest part of any business. Actually MAKE the money. Then when I see it start to develop I work on insurance, trusts, advanced accounting, tax shelters etc. What do I need that stuff for If I am not making money!
Anyway, to each their own!! Sounds like you have got the brains to get it done one way or the other. All of the above is just my opinion.
