First let be honest with everyone I have been studying for over a year and have not pulled the trigger because of fear but let me ask I see all the help from Deans members and there is no other like them that I have encountered.My idea is can there be a way that we can get investors ads on this site that can help newbies make ther first deal,meaning I see all the comments about look in your local ads, what about this site setting up successful investors that will work nationwide or local that we can converse with right here on DG. Investors that can post there interest and locations,Investors we can contact thru here.Ithink this will cut back on newbies feeling foolish or afraid to reach out.

You might try joining your local REI club in your area. REI clubs have investors just like you attending meetings. It is a great place to network for private money. My first 2 deals came from my local REI club and they were bird dog fees. You might want to start there....Jan
I found that if you actually go through the forums and search out the info and look for posts that pertain to what you want to learn then it is all right there. A lot of "newbies" don't understand that all that the seasoned investors use are the scripts from the books. They include EVERYTHING you need to know on how to build your ads, where to advertise, and how to make them most effective. There is NO big secret. You just need to take the ads and what you have learned and go do it! You and only you will be able to tailor make and refine your ads for your area. You have to take action and not let fear stop you. If you need the additional help then sign up for the success academy, after all that is what they are for. The DG investors do like helping you out and answering questions but will not hold your hand through everyones first deal, or ANY deal for that matter. I guarentee you that EVERY question that you will ever have has been answered 20-30 times each under different forum posts. Go look through them. Spend hours doing it. You either TAKE ACTION or you don't.
Sorry if that came off harsh but I have been doing this for only 1 month and have already done successful ad campaigns, refined them, built a website, built a power team, built a sellers list and buyers list, and networked with other investors! Oh and I am about to close on our first deal that will make us about 40k. I have no experience in this, never done it before, have no money, and ok credit. What I do have is the motivation and mindset to succeed without using others as a crutch...
Go network! Just put the ads out and see what happens! I promise it is not hard...

I know in my area everyone wants to get rich in R.E. you look in the ads and see I buy houses when you call get I am over stockd and they are looking for some rediculous deals like 50-60% below market before they are interested also a lot of those are ghost ads from newbies because that is what they are told by most study courses I may sound negative (but this is not my intent) I been on many sites over the past year and the same things comes up from newbies i cant find buyers All I am trying to get across is can this site get the investors that are really buying and not placing ghost ads,investors that have been screened per say. Newbies are spending a lot of money on courses and maybe this site can become the stand out site from the rest and get that first deal for their members

Do you have any of Deans other programs? Are you one of his students. I am and also bought the SFL which I find "priceless!" Now I am not computer savvy at all, and the SFL program does have places to go on that connect you with buyers and other investors that aren't even part of Deans. I have major problems accessing it but I know you can do it.
I don't have a huge buyers list, but anytime you are around people even in the stores, start conversation, and tell them that you are an investor, and even if you aren't sure about everything yet, at least, as Dean says, "fake it."
I have already gotten cards from investors. 3 of my buyers I found at my rummage sales by just putting out a flyer. And one was even willing to answer a lot of my questions on how it all works.
So just talk it up and your deals will come out of the wood work!!
But remember that the deals with 50% below FMV are out there and attractive to the investors.
So if you advertise looking for those properties, then advertise to assign them, you will find the real investors who can buy. Put out the ad, and they will call!! Or put out an ad asking if you can bird dog, I found 2 more buyers by doing that on craigslist.

If you can be on here for a year, and want to know something, then take the time to read the forums, take notes and then proceed.
This is one of the reasons why most don't follow through or burn out; not prepared. Take your time and study and be prepared before you go out and do something foolish or look foolish trying to do something you're not prepared to do. My advice;
Don't post ghost ads
Don't post flyers
Don't go searching for 'deals'
What you should do is study, study and more study. Read his books, read the forums and ask questions before you lift a finger.

I know it can be frustrating starting out, most ads, especially on Craig's list are **** or just wholesalers just trying to wholesale ... but this just does not fall into your lap, you must take action. All you need is to execute one deal, even if you only make $ 1000; that will give you enough confidence to grow from there. Keep in mind most "investors" are just faking it ; the two REI clubs we checked out, both of the guys who started them are in foreclosure themselves & have many other lawsuits against them. But when you come across things of this nature, just make that turn in the fork of the road & take a different direction. If this was simple, every investor would be a multi-millionaire.
Leader of the Newbies I hope not, heir to the millions is a work in progress =) I am an entreprenuer, I have started several businesses that some worked and others didn't but in every single one I heard the same excuses and the same lack of action. People just fade off, like Elix said they are just not prepared. Unfortunately becoming a business owner is starting to become non-existant. That is why you see the rich get richer and the poor get poorer. No one can change peoples mindset. You either have it or you don't. I do like the fact that you have been doing this a year, have yet to pull the trigger on a deal, and are still here. You have the long term mindset, now you just need to go actually do it. Go listen to calls or buy some books that Trump and Kiyosaki wrote. That may help with the action part if Dean's books alone won't do it for you. They talk alot about how this recession will make more millionaires in RE than any other time in history. Now is the time to change your lives and financial situation. Take advantage of the situation we have before us BUT without taking advantage of the people whom don't have the knowledge that we do and are stuck in that situation...

Not everyone on this site has the need to start a journal, and give a day by day update on their successes or setbacks. Just because I haven't posted that big I done my first deal, by no means those that say I haven't done so.I have been involved in real estate in one way or another for many years.We all have different roads to investing. I actually have a rehab I recently completed for sale now, and two more in the works.But thanks for your encouragement.
