When you talk to them tell them that the property is no longer available but let them know that you find great deals all the time and ask them if you could add them to your buyers list to be notified when you have other great deals and get their criteria.

I really disliked calling people back when they responded to my ghost ads. I felt I was misleading them since I didn't have the properties I'd advertised. My husband came across this script, and so far it is really working. Give it a try.

I posted ad on CL saying ***Investors Needed*** and in ad I said
"I currently have 2 single family homes under contract both in rent ready condition and 30% below FMV !! Call xxx-xxx-xxxx to find out details hurry wont last!"
I have 4 people call me
1st guy: Returned his phone call because I missed his and still have yet to hear from
2nd guy: send me a text with his website "we buy houses cash" and asking for specs
3rd guy: solid cash buyer I believe. Told him when he called I already assigned both of my properties to other investors and he said thank you and was about to hangup and I said Wait! "I am always coming across killer deals every months and locking them up under contract would you be interested if I come across any that fit your criteria?" He said absolutely, gave me all his info, what he's looking for and said call him any time.
4th guy: Was from Vegas and looking to invest in AZ same scenario as 3rd guy
All in all 2 people on my buyers list so far just off of 1 ad on CL!! Going to be posting more all week and trying other techniques for finding some. Calling on "we buy houses" ads, looking in paper ect.

I've run ghost ads for a couple of years and originally the response was pretty good. Built a nice addition to my buyers list. But now there are so many ghost ads on Craigslist (there are a couple of companies who advertise on multiple cities using the same pics) that it is hard to get a large number of quality names. However, just hang in there because a couple of names will add up over time. I also have used a script very similar to the one shown above.
When people ask for the address, I just say that I sold it to a cash buyer and we are closing escrow in a couple of days and it is my company's policy never to give out any details of the transaction for the privacy of the buyer.
