Looking for RE agents

Hello

I was looking for agents and there was one instance where I left a voice-mail and then got a wuick reply. The real esteare agent wants to speak with me before he starts sharing insight on the market since, of course he doesn't want to be used. We will talk tomorrow but there is something that keeps me uneasy. This agent said that he wants to work with serious investors and that hew ould like to talk about my expererience,etc.

I don't have much experience, however I am serious about it. Right now I have a business entity, I have a tax lien in the States and I have owned a rental prooperty before, however that was in large part due to outside support rather than my own doing, so I can't say I got much experience from that.

So, when we speak tomorrow, I want him to know I AM SEROIOUS and that my experience won't limit me. I want him to know his time is worth it with me. What things should I answer when he asks about my experience in real estate? What should I say to use the few things I've got to sound like a dedicated investor?

Starting something new, wether it's real estate or playing a new instrument, is always the hardest part. It holds true right now too, but I now you can help me.

BE YOURSELF

Just be honest and sincere with them. Let them know you ARE SERIOUS and that you are not a bull -----er. Show them enthusiasm and willingness to help THEM with bringing THEM leads when not making deals yourself. Read 30 days to cash on page 40 or 41 about talking to a real estate agent. Prepare before your Meeting. Anticipate questions they may ask and have ready answers for them. Again. Be honest and create a giving helping atmosphere and at the same time ask for an opportunity to learn from them as you begin to invest in yours and their future of properties and commissions.

Timid

Expressing seriousness does nothing for a seasoned real estate agent. All they're interested in is a serious buyer who can close a deal and produce a commission. People sometimes forget that this is a business, and like most businesses, if there is no profit to be had, then things go sour really fast. There is no sense in acting if you can not deliver. Most real estate agents are timid towards investors. Their reasoning is that investors look at 25 properties and then low ball. What they really what is a retail buyer who looks at 3 and gives a fair offer. Can't really blame the timid, after all they're also after the easy money. Why show 25 with a low ball offer if they can get a higher commission showing only a few and a better chance of the offer being accepted.

And if you think you fail with one

just keep trying. You will get comfortable with the questions, and with experience like Jay says you will see you can bring something to the table. You can help them with leads, or perhaps like my realtor he wants to invest himself and we help each other out in that way. Also you may have homes and he/she may have tenant buyers for your homes, etc.

Another avenue

When you call the broker office and ask for the receptionist, ask them for the newest agent or the one who has just started. This one will be EAGER to work with someone that has limited experience as they are learning just like you. You both will be building knowledge together and they will be more inclined to do exactly as you say as YOU are the one who has all the knowledge from this site and a network of support right here with us Smiling)

Skilled & Competent

Who ever you work with in this business, whether it's a contractor, appraiser or real estate agent, remember to always seek out and work with the skilled and competent. You gain more by finding a rich mine and mining it deeper, than by flitting from one shallow mine to another.

I agree. You never want to be the smartest one in the room but in some instances you can achieve some remarkable results by thinking outside the box. We always want to work with A PLAYERS and sometimes we find them in starters.
