Every day I get the opportunity to talk to many people across the United States and Canada. As one of Dean's Coaches it is fun to see what is going on out there.

What I would like to do is take a new topic every few days and see how many of you are handling things. What are you doing to succeed? By taking a look at what you are doing it will help me to help others.

My questions for this week is this:

What is the one thing you are doing to find buyers?

Finding Buyers

I found buyers a cople of different ways (all without the bandit signs).

I had Joe Jurek as one of the trainers in my Boot on the Ground training and he suggessted a ghost add on Craigslist. So I made up the ad as a 3/2 1600 sq ft ranch house in Melbourne, FL. I recieved 5 calls to my google voice numbers the same day. I talked to all and 2 were simply looking to rent, but the others were buyers. I lied an told them that the house was no longer available, but found out what they were looking for and got contact info for these folks.

Also, the forclosure auctions are still live in my area so I went there with business cards in hand and a notebook. I paid attention to the bidderes and the people that bought the most properties. I approached 2 winners and used the conversation that was in the BOG notebook. I've gone to 3 auctions and found 2 more buyers each time. I never tell the people how I find the great deals but I have the buyers info and their wants.

Lastly, I found all the cash buyers in my area using the Proptrend SW. I check every month for new buyers. I snail mailed every person that had paid cash since Dec 2012 (I'm really new at this). I had only mailed out 25 letters so far (good thing because my phone number was wrong!! I mailed all but 1 guy (the one who found me by searching and told me my number was wrong) and explained that my former assistant (which was me) had made a mistake and provided them with my correct phone number). I mailed the rest of the pople about 3 weeks ago and I mailed all the companies last week. I used the export feature to feed the list into excel for use in the word mail merge to create the mailing labels and edited this excel list as I got the contact info. The people and companies that contacted me are now in a database so I can do a quick search to find the buyer for the features in the available properties. This was not a 20 minute job as the list does't come out of proptrend totally ready to use but it was easy enough to fix. I will be doing this again on 3/14/2013 ( next time schedule) to find the new buyers; I do this once per month now.

All of the methods the mass mailing seemed to produce the most. I just posted CL ads for "Inverstors Needed" under real estate by owner on CL in my area (Melb, FL), Los Angeles, and NYC. I'll let you know how that works out either with a PM or a post here


Finding Buyers

The first buyers I found were from calling and emailing ads on Craigslist. I have also ran ads on Craigslist to find buyers, but not ghost ads. I have found some buyers using Lead Tackle. I have found others at the foreclosure auction. I also have the ability to find cash buyers in different areas using the Proptrend software.

I email ads on CL that say remodeled or renovated and also I put up ghost ads.
I've had my realtor send me a list of properties sold within the last 90 days that are under a certain price range. I do this about every 90 days.

I found buyers using ghost ads and direct ads on Craigslist. I also called " We Buy Houses" ads on Craigslist and some signs on the streets. Last,I manage to only get one buyer on Lead Tackle... In one day I had 6 buyers!

How exactly did you find the buyers that paid cash for properties on proptrend?

Finding buyers

Whats been working great for me lately is leaving deals up after they close. People keep contacting me about the property, I say its under contract then get there info for the next one. To me the deal is more important than the buyer. If its a good deal the buyers will come, especially using postlets and craigslist.

It's a tab on the Proptrend

It's a tab on the Proptrend SW. It came with the Platinum and/or Diamond advance training packages. When the application launches, it's in the 'Lobby', the Cash Buyers button it right next to the Lobby button on top. If you don't have it send me a PM and I'll see what I can do to help you. Also you can contact your realtor and have them suppkly you with the same info from the MLS. The need to search on the 'terms' of the sold properites for cash


Buyers

I found buyers strictly through putting out Bandit signs. I haven't had any luck with craigslist, although it's easy for those listings to be lost pages and pages down from the top for sheer volume of posts.

Proptrend?

Is proptrend a software and how can I get it?


What about sellers?

I been doing this 2-3 days and have a list of 17 buyers/investors. I feel this is the easy part. What about finding sellers and good deals.

Finding Buyers

I found my first 5 buyers by following the instructions from the coach at the Success Academy (thanks Cory) by typing into Google maps : "We Buy Houses" + "my area." I found my next 12+ buyers by sending letters to the recent cash buyers. I know the first step is to get them to open the letter. So I put the letter into a hand written, pastel color, invitation size envelope. Hey wouldn't you want to open one of them?


Finding buyers

I find most of my buyers by going to my local Real Estate Investing Club. Also buy going to my city's tax auction. Ghost ads work good as well.

Gildardo, Proptrend is a software program. It is a DG related product. You can call the number under the support link at the top of this page. I'm sure they will give you the information you are looking for.

I have actually found my buyers through Craigs list and calling bandit signs with we buy houses. They are actually investors looking for great deals as well. It is very easy to add them to your buyers list.

envelope color

I used Avery Label wizard to make very colorful labels and used bright colored envelopes. One color looked like the safety orange vests. I found 20 buyers with my corrected (see my 1st comment) mailing. I'm adding new buyers every time I send new mailings.
