I have found a great source for finding deals, and the source even provides a lot of information like the seller's reason for selling, what they think their home is worth, a property description, photos (Google Earth link), phone, e-mail address and more. One deal that I'm working on right now is a $62,500 house that has a tax appraised value of $89,999 with no first or second mortgage. I have calculated the fair market value, but I will do so this weekend as I seek out funding. I like to buy the property outright and resell it on the open market for full profit, because if I sell it to another investor (perhaps by assigning), then I won't get as much. It should still be worth $10,000 to me.
