OfflineI know it sounds ridiculous. I have a few questions for those who are CRUSHING IT with bandit signs. What has your experience been like? Do you a have script you read when you respond to callers? Could you make any suggestions? Did you put out 25 signs the first time? Any weird things happen? In Los Angeles, California there is just too much competition on the MLS, I'm getting nothing from the agents and they don't get it! Every property has got a bidding war on it.I got to bite the bullet and do the bandit signs, help me get through this. Thanks.

Check the thread from jjensen. He's an Academy coach.
He has posted many great ideas for ads and even scripts for when the calls roll in.
Also, run ads on free classified sites! (Mr. Jensen has posted a list of those, too).
Bandit signs are actually unlawful, thus their names. City officials will confiscate signs other than official road signs.
However, THE best time to put out is 5pm Friday into Sat. AM.!
You can buy them individually at Lowe's or Walmart for about $6 bucks/ea.
Or Signwarehouse.com has them in bulk (make your own). Order YELLOW ones. Black Sharpie, hand written.
It's really a numbers game. The more you use, the better. Target several areas.
Some REIs depend upon them for guerilla marketing, with saturation of 50-100 at a pop.

I use bandit signs all the time and they work well for me! About 3weeks ago I put up about 75 of them. My phone is still ringing with people looking to sell their homes.
My bandit signs usually have my google voice number on them that gets redirected to my cell phone. All my voicemail says when they call is "this is Jason, please leave your name, # and I will get back to you asap".
When I call them back I say hey this is Jason you called about a sign I had posted saying I buy houses,what do ya have going on?
Your voicemail has to sound like a person not a business or corporation. People want to talk to people not companies. As soon as you call them back all you have to do is listen...thats it. They will tell you everything. Just have a normal conversation and if there are things you need to know that they didn't tell you, just ask.
Everybody wants to over complicate everything. Keep it simple.
I have 3 properties under contract from using bandit signs. 2 out of the 3 should be closing this week. Remember every call you get may not be a deal but a few can be. Also put out at least 50-100 signs if want your phone to ring like crazy! Sometimes it gets a little overwhelming but its worth it. You'll at least get one deal you can close on and make some $$. There are other ways to attract motivated homeowners to call you beside bandit signs like sending out yellow letters... using agents...etc. Try them all and see what works best for you and your area.
