I have been at this for a long time. I think 3 years or so and I have not got one deal.
I am in search for a investor friendly real estate agent AGAIN. Every time I do find one, they tell me that the inventory is low. What do I do? How do i respond to this?

Nationwide inventories are low, and in certain markets they're lower than others (people are buying again), but it sounds like to me the agent is blowing you off.
Dean's associates have some great programs for finding good properties and reselling them. Like me, you should save up your money, attend one of his seminars, and purchase one of those programs at a discount at the seminar.
I'm frustrated, too, so I can identify. I got relicensed and hoped to make a lot of sale this summer, so I could do more to partner with other companies (afford to do so), and things haven't gone so well. But, that's the nature of the business when one is a realtor. It's feast or famine. One can sell 4 houses, commercial properties or businesses in one month and then not sell anything for another 8 weeks.
If all else fails, I'll wait for tax refund time and/or VA money to come through, and I'll purchase some of Dean's programs, later. Everytime one of his seminars is in my area, I go and take notes of what progams are being offered and who the speakers are. I know a lot of what they know, so it's kinda' boring, but I like their enthusiasm and software.
It's important not to get frustrated, though, and it's important to remain positive. I missed a $20,000-30,000 (at least) deal overnight, but I went right on this morning to trying to sell a luxury town home and continue to try to build my buyers list with local doctors, business owners, attorneys and the like. I'm not really into a bunch of the "Power of Positive Thinking," stuff, but I do believe in not letting myself get down. We all have deals that fall through and dreams not realized each day, even Dean, but we pick ourselves up, dust ourselves off and move on to the next deal..the next hour...the next phone call, etc. Absolutely nothing good can come from frustration except more motivation. Turn the frustration into something positive.
Oh my, I'm starting to sound like Dean, now.

have you joined a rei club in your area? Try to network with other investors and ask if they can recommend an agent....

You tell them that's okay, you'll make offers anyway....if that is the only negative from them. If they are giving you a lot of excuses, then dismiss them and find another one. But you don't have to have a real estate agent to get a deal done and to actually get started. Yes, it's good to have them, but I have done my deals(2) with FSBOs only and have yet to do one through my REA. Find FSBOs and make offers if you have some buyers.. or even if you don't, just make offers. I had no legitimate cash buyers when I made my first offer... and I did't have a real estate agent. If you don't have buyers, put an ad on C/L or put out bandit signs to attract them. If you get an offer accepted and post it on C/L, you will get buyers that way too. Sometimes putting the cart before the horse has a way of working out. I have 6 under contract right now and only one is through my real estate agent. Just take action and don't give up!

What is their mindset? Do they tell you anything other than you can't make $ in real estate? If they do, you don't need them. If they you that you can make a $20k to $25k spread or more, they're a keeper. Who cares if the inventory is low? You're the one buying real estate, and you're there to make it as easy as possible on them.
My main issues are with these real estate agents.

Have you tried looking on Trulia.com or Linkedin.com they have a lot of investor friently realtors. Meetup.com will be great for finding local groups and network with other investors and built your TEAM there.
Anne, you don't really specify what areas of REI you've been focusing on. Is it wholesaling, REO's, F'closures, etc.
Have you tried finding different sources of info, training programs, to advance your strategies in this ever-changing market?
Maybe joined a REI club...or two...or three, and pursue a mentor? Or google "RE Investors" and call and offer to intern in exchange for coaching?
The point is, its obvious there something you're NOT doing thats preventing you from moving forward. So the emphasis should be on evolving and adjusting your tactics, so as to try and move ahead.
Also, I'd recommend reading "Failing Forward" by J. Maxwell. It'll put your present situation in its proper perspective.

If you've been doing this for 3 years and haven't got ONE deal, you are doing something wrong. And it's hard to say what exactly you're doing wrong without knowing your entire process.
But my advice to you is to start from scratch. Pretend you are brand new to the game and solely focus on finding landlord buyers and one or two solid Realtors in your area. DONT SETTLE WITH THE FIRST REALTOR YOU GET. Even if you think you found a good one, keep calling more (about 20 to start), then compare them all at the end.
At the same time you are finding a Realtor, you should be looking for cash buyers (more specifically "landlord buyers"). You can do this by calling for-rent ads asking if they are looking to sell their property. They will either say "Yes! I've been waiting for someone to ask me." or on the flip side, they'll say "No, I'm looking to buy more!" Either way, you have a buyer or a potential deal.
Other ways to find landlord buyers is to put out bandit signs with "turn key" properties for sale. When they call just say you already sold it, but you can find them whatever they are looking for.
Those are the basics, but I hope some of that helps.
