So have you gone to the forums on this? I ran across this recently plus some of the groups may have had this topic and helpful info especially one of the coaches or superstars here who was getting success with CL and displayed the ad they used.

I wouldn't rely solely on Craigslist to make your first deal happen...

if you want to make money fast, you should read DG's book '30 Days to RE Cash'; it's a very easy and quick book to read.

Have you tried placing a ghost ad with a house for sale?

Adjust your prices according to the area of the country where you live.

Don't answer your phone the first day, then return the calls the next day and tell them that it is under contract but ask what they are looking for and that you get lots of properties. Then put them on your list.

I know this causes lots of controversy when it comes up. Some people say it is lying, etc, but it works.

Hey I see you're struggling a little. To get a good list of cash buyers. Ask a realtor,and you might have to ask several. For a list of all property that were cash purchases in the last 90 days in the specific area you want to focus on. This is a simple list of address and possibly pin numbers. You will take the list and go on the county assessors site and see the owners of the properties that were purchased cash,along with there mailing address for there tax bill .If the address for the tax bill is different than the property address. Then an investor probably owns it. You write down there address and send them a postcard stating you have property and were wondering if they were interested in buying it.The calls for serious cash buyers will come in. As far as sellers advertising on Craigslist should be just one resort ,not your only.Bandit signs,car magnets,business cards,we buy houses t-shirts,driving neighborhoods,contacting vacant and abandoned owners. Explore all avenues possible.The deals are out there.Now go find them!

I have posted this before but just for you I will post it again. You should also try to get to the phone seminars the coaches at deans success academy put on, there is one on building a buyers list, it would help you a ton.

Ways to find buyers:

Website’s to setup accounts on to network with buyers:

1.www.craigslist.com find the city you want to search in, then go to the “HOUSING SECTION”, scroll down on that section and find “REAL ESTATE FOR SALE”, click on that link, this will take you to all the property for sale, look above the listings you will see a “GRAY” box and in there you will see the words “SEARCH FOR” followed by a white box you can type in, put your cursor in that box and type in “WE BUY HOUSES”, then go to the next box it will already say “REAL ESTATE FOR SALE” followed by a black arrow pointing down, click on the black arrow and it will bring up a drop down menu for your, from that menu click on “ALL HOUSING” once that is done leave everything else the same and either hit “ENTER” or click on the “SEARCH” button. This will bring up all the buyers that are advertising to buy houses in your area. Go down the list one by one and click on the listing and read their advertisement and talk to them and get them qualified. Also, you know where you clicked on “ALL HOUSING” you can also go back there and click on “ALL SERVICES OFFERED” it is at bottom of list and see more buyers that are advertising.

2.www.**** setup free account and get access to 2 free buyer leads a day, go there daily on a 24 hr. clock to get your leads. Click on the link in the right side colum under the login section that says “click to register” then it will ask you to select type of account you want, click on “Professional Service Provider” then it will take you to your account info, fill it out and toward the end select when it ask you “ I AM” select “REAL ESTATE CONSULTANT or INVESTOR”. Then login to your new account and on the right side of the screen you will see the words “I AM LOOKING FOR AN INVESTOR WHO IS INSTERESTED IN” then it will have three white boxes you can chose to set your criteria, fill those out and hit search at the bottom, then it will pull up a buyers list, simply click on the profile you want to view and write down there information and contact them.

3.www.linkedin.com great site to network with buyers, setup account as REAL ESTATE INVESTOR/CONSULTANT and start networking

4.www.meetup.com great site to finding groups or real estate clubs in your area for you to go to their real estate club meetings and find buyers.

5.www.connectedinvestors.com great site to finding buyer, wholesalers, deals, etc…. that are interested in real estate in your area, setup free account.
