To catch everyone up with everything that I have been doing...To Start My Big NY Deal is still in Motion, I was just told friday that now they are Looking for Finacing..So That Is a Step Forward..Big Working on this sense December..That will be a big pay day for me..I will keep everyone updated...I also Have Found someone That will Let me use his His money to Find and Lock up Property..I also use the MLS myself, Well I have someone Looking thru the Mls for me..So I have been doing pretty good with that..With that Said I found that the REO are getting harder to get Cuz there are some many Wholesaler doing the same thing, Its even getting harder to even Buy from a Regular Joe.
There is just so Many people doing the same thing as me and the Prices Just keep Raising..So I have been Thiinking about Finding A Different Area or Go to a Different State..Everything is still up in the air

Thomas, sometimes just looking around you will find your answer. Could be others are investing more time and you are just falling behind or one step slower. Please don't take this the wrong way, my motto is, you must be first to the party and never ever stop selling yourself!! Always make sure to be ahead of everyone else. Their is so much real estate and money out their. Don't blame others, look at what you are doing and what others are doing. You Need to wake up early and be first to the party!!

Its not that Im falling Behind or Not being the first with a offer...There is just alot of Wholesalers in My area and with everyone bidding on the same Property the price goes up..So thats why I said Im thinking about finding another Area

In Vegas, we have been getting hit hard by MOF's-- each offer I've made in the last month has 5-25 offers on it and it gets snatched up fast and worse than that it gets purchased close to asking.
Here is what I've done:
Since you have direct access to the MLS-- try this:
- search cash solds, AREA by AREA, with the ORIGINAL and the ASKING at time of contract amounts
- export the info to excel, as tab separated
- formulate the variances for: orig asking to sold price, and final reduced asking to sold price
- separate by AREAS
Voila! You should see where the largest spread is, and the whole area average
I was able to find the areas that sold for the largest spread-- that is where I focus, to get the deals others are missing. I found the frenzy of buyers paying too close to asking were concentrated, so I veer my searches out of those areas and/or let my buyers know they'll need to pay close to asking in the more desirable areas.
