I have both of Deans books. I started reading "Profit From Real Estate RIGHT NOW!" but some things I've read on this site are pointing me to the other book "Be a Real Estate Millionaire". Something in the beginning of the latter book has, in the first chapter or two, said that I could use the banks money to make my profit. Now I should tell you that the First National Bank of Neverland is the only one that will assist me. All other banks give me a not so friendly "no". All those that I associate with are in the struggling 9-5 category or on social security, so that is not a money option. Also, I had to call off of work today because of an illness. I got an ominous missed call from my employer 30 minutes later( I am sure most of you know what that call usually means!). I may be out of work now and am in need of serious input and positive encouragement... Or maybe a "don't worry, it'll be alright" HELP!!

I am sure the book you have is gonna be just fine to help you along your way..I think they all have similar information.
Don't quit your day job just yet...try to set aside some time each day to do something towards the end results in real estate investing (REI)
It will probly take a little time for you to put it all together.
But don't give up...keep learning and trying...
And it will happen for you. Smiling

What strategy

Hello Detroit,

First you need to decide what strat you are going to be using. If I understand right you want to use the bank strategy to get money at closing? Or have you picked something else? Lets start from there.

Also I do wish you the best and hope that it is nothing more than a missed call. If it is what you think then I would start your job search right away. You want to have and keep " your air " Until you have enough air coming in from deals. If you are in need of money fast then I would highly recommend you doing either bird dogging or Wholesaling. Those are fast cash strategies. When it comes to working with banks and getting loans the process can take a long time.

RE: What Strategy

Actually the reference I am making is that NO bank will touch me. Also, my contemporaries are either in the "living paycheck to paycheck" boat or on social security or state assistance. So those arenas are no option for a loan either.
But as of the writing of this post I am getting farther in the books and hopefully there is a ray of sunshine in there somewhere


Loan?

Im confused to Bad Boy.... What do you need a loan for ? Are you looking to purchase a home? My son did our first deal and he had no job and has no credit. If my jack russell could hold a pen and sign his name he could do this. If you need money FLIP A PROPERTY !

Perhaps it is in the way the contract is written. Bare in mind that I am reading sections of the books on days off of my J.O.B. (which are erratic but still follows a pattern), and so it is slow going. At first, it read like a horror novel. But now that I am reading further I am starting to see a miniscule ray of sunshine.

A Lot to Learn

There's a lot of infomation in the books and on the site, plus all the people here Knowlegde and many years of experance, I know it may seem like a Lot to learn at first, and it is. But as time passes you will begin to understand all the different ways to buy real estate with no credit no money, and heck I dont even have a JOB, and I do it. Its my new full time Job, real estate. As your reading the books and all the posts on here you to will become enlighten, It takes time, there is a lot of infomation here, so give your self time,I've been studing for serval years, and I'm always learning someing new every day in this business, and this is a business, but first educate yourself first.......Then take action.....John H.

Bad Boy, You can do it!!!!

Hang in there there are methods like assignments and lease options which you can buy with no money down and no credit needed.

Since I re-entered investing in Sept I have Sold Three properties and have four more under contract. I have earned $12,000 and who knows what I will still make on my four.still under contract. I have done all of it with NO MONEY DOWN.

Go to the replays of conference calls on this site and record them, listen to them in the car on the commute to work or appointments.
I developed my strategy from the conference calls of Matt Larson and Greg Murphy.
