Hello All,
I'm interested in assignment of contracts. I found some FSBO online that I would like to put offers in on at about 60% of market value.
1) Is it a good idea to just blindly mail out multiple offers to the addresses I see online?
2) Do you actually need to see the property first before you make an offer?
3) Also, am I sending a "Purchase Contract" as well as an "Assignment of Contract" together with my offer?

My advice is: do not post a question this late in the day. The knowledgeable members are not usually on line late, (they are usually online very early in the morning, by the time they are up and online, your thread with this title, will be gone! Bump it up, re-post at a different time.

I thought I would answer this even though it is an old post.
I hope this helps others that are starting out.
I believe blind offer are a thing of the past. So I would always look at a property and do some work before you write and offer. So I guess that answers the question of just mailing offers out. I can't say it is never done but I can say it is almost never done.
I do see the newness in the last question because that is a document that you and the new buyer sign.

I would have to dissagree with the above response. There are times you cant view the prop, especially if your looking to wholesale a prop where the owner and the prop are out of state. At that point you have the owner send you lots of pics,or hire a contractor to go give you a estimate of repairs. What you do is make a very low offer, and go from there. Then once its locked up,you put an inspection clause in the contract saying subject to a 14-45 day inspection period. Then once its locked up, you arrange a showing a showing with your end buyers and let them give their opinion ,and if they say no,then you can go back and negotiate the contract price with your seller. I have bought many properties in other states without viewing them. Im doing one now, in las vegas,NV, and i live in RHODE ISLAND. I havent seen anything but pics,and heres the kicker, my buyer just seen the pics,and also lives out of state. My buyer is contractor,and hes fine with it. We are closing in 1 week from now,and making a $10,000 assignment fee. lol...
