You're wholesaling the deal to an end buyer anyway, so I would let the buyer pay for title search. You're just passing off the property to him/her for a profit. But if you feel inclined, you can pay for it.

yes ty I agree only thing I would worry about is if I dont and two or three deals I do with the same guy fall through due to an unclear title I could lose what might be a strong buyer . Does that make sense ?

What if they find a plugged sewer line or mold or termites? Are you going to pay for an inspection? No, that's up to your buyer. Your deal is so good there won't be a problem right. If problems are found that is just how it is. In your contract, isn't it the sellers responsibility to provide clear title?
There are to many what ifs on every deal, if you worry about what if you will not make it in this business. There will be risk involved in every single RE deal that you ever do.
Now if you have a good title company and you use them often, just give them a call and have them do a quick search and an O and E for you.
Let your seller know up front that a title search will be done and they will be responsible for any costs, back taxes, etc and that will come right out of their profit. If they have a second or a lien or whatever we had better add it into the cost up front. It may or may not be a deal. We will find out exactly what is owed however. Are you sure this is all that is owed?
That's how you handle it. Make sense?

My buyers pay for it. Sometimes I order and pay for the Lien Certificate since this one sometimes takes time for the TC to order, and inform my Title Company to include them on the closing cost that should be paid by the buyer. Blessings to all. LA
