the end of October.
The first rehab we finished about 3 or 4 weeks ago & just finished the second rehab.
Put them for sale using a yard sign, listed on our website, & some Internet sites. Had a person call from just driving by, Jill was there & showed the house, they liked it ... she told them about the other property & took them over to see it, they also liked that one & made cash offers on both of them! We accepted the offer!!!
Both Properties had New Roofs, Bathrooms, Kitchen
Appliances, Lighting/Plumbing Fixtures, Carpet & Paint
Inside & Out.
House 1 - 2 bed/2 bath/2 car garage; 1435 sq.ft.
Bought for 36,000; rehab cost was 13,000(including new
roof); Total Investment - 49,000; Sold for 60,000; that's a 11,000 Profit or a 22.4% Return.
House 2 - 2 bed/2 bath/ 2 car garage; 1694 sq. ft.
Bought for 41,300; rehab cost was 10,300(including new roof); Total Investment - 51,600; Sold for 70,000;
that's a 18,400 Profit or a 35.7% Return.
House 1 will close next week & House 2 will close
on Feb 1 because it was a Fannie Mae & we have to hold
it for 3 months to make more than 20% of the purchase
price.
AND the buyer wants us to find Another one for him
to rehab & rent so we can do our first wholesale deal!
2012 is going to be an Awesome year!!!

I got a few things I am working on investing wise... mailed 2 yellow letters to out of state people today the properties are being condemned by the Borough. My husband is the Volunteer Fire Chief and was notified to go check out the properties...he came back with the addresses for me and said see what you can find out about these properties. So I looked them up on the county website both properties are out of state owners and both properties were deeded to the people for 1.00 years ago. Keep our fingers crossed for a response. I have a guy who needs to sell an inherited property who is having sleepless nights but won't sell yet...he thinks it's worth so much more because of the appraisal for the inheritance tax. In reality I have 2 CASH buyers offering 55K and 70K which is REALITY...he's trying to get 100K. Anyway I hope something happens on these. Tomorrow we are looking at some properties in the Vineland area...I don't know if you are familiar with that area...properties are much more affordable in that area for investing...Well good luck with your deals and I love reading about what you are up to with your investing. I would love to have had my deals from Dec closed by now but they look like they are falling apart. Time to move on to the next deal I guess. I might have to start looking at REOs if you're going to start fronting the money.

Talk about starting the New Year out right! I have an investor here that helps me out with advice and stuff some and that happened to him the end of last year, he was fired up, 2 closings in the same day thought!

GET SOME!
If you come across some properties that no one is living in, write down the address and look it up on your county website to see where the tax bill is being mailed to. Then Just take a yellow tablet and hand write a note to the owner telling them you are interested in buying their property. Keep it very short, very simple, handwritten only with your phone number asking them to call you about the property. This is a way to find properties that are NOT in the MLS.

I did that too but only once in my entire life. Sold two homes in Kissimmee at the height of the market in 2006. Felt like I was in heaven. Congrats again as it has to be especially sweet in this market.

Believe it or not I still miss it sometimes.
keep union workers working...I can see the writing on the wall in our area! Plus it's still 50 degrees out...degree days are off big time. We are looking at RE more seriously now. We are working it! Thanks, we usually show anywhere from 20% to as high as 43% return on these rehabs. Jill has bought two houses in one day, but this is the first time we ever sold two in one day ... talk about luck!
