what are my options with vacant homes? i found two and im going to city hall to found out who owns them. THEN what?????

Just tell the owner, Hi my name is BigBly, I am a real estate investor, I was driving to (work, home, whatever) and I saw that you have a vacant property. Are you interested in selling? If they ask how you got their info, just tell them you got it from tax records, because you wanted to see if the home was for sale. That's basically what you would tell them. There is a much better way to word that little speech, so DG members!! do you remember exactly what Dean or Matt said to tell homeowners with vacant homes?

Your options depend on what kind of deal you get from the owner. Do you already know how you are going to finance the deal? Do you have a buyers list to market the properties to? Do you have your contract written up, checked out, and ready to go? Its best to have an A, B, C, and D plan in case things don't go the way you want them to. Just be prepared!

It's really good that you are wanting to get out there and get things done.

I have just gone back and looked at all your previous questions. The problem I am seeing here is that it is not looking like you have read Dean's books. If you have, you need to read them again.

When you go out and start doing this stuff, you have to be able to come across like you have a clue about what is going on or you are wasting your time and maybe burning a lot of bridges.

Take the time and read Dean's books-several times if you have to. Study posts on here. You have to study, study, study and read, read, read. This is not an easy business and if you jump in without knowing what you are doing you will get VERY frustrated AND can lose a LOT of money! It is frustrating enough when you DO understand it.

I agree... I first got his books back in 09 and sat on it for a WHILE... It was something I always wanted to do. I recently purchased the Rock Bottom Blue Print and I've been moving 100 MPH ever since...

She (Karen) is right... until you digest all the information, and properly separate everything so you know each topic fairly well... it's still difficult, but it does get much easier once you drill it into your head. Smiling Read and re-read those books! I garentee the second/third time you read it, you'll walk away with even more.

Although, I would add to the original post... (RENinja) When he mentioned you calling the person about selling. He's 100% correct. But... I would add, if they say they ARE NOT wanting to sell. I would ask them if they are actually interested in expanding their current portfolio. Let them know that you find deals that others can't find etc. (there's more info on this on DG.com)

It's very possible to turn a "no I won't sell" into a possible future buyer! Calling "for rent" ads/signs is a great way to build your buyers list.

I have all sorts of answers when I see questions, but when I start writing things down, I get lost Smiling
BigBly, I don't know the extent of your real estate knowledge, so I would agree with Karen, absorb as much knowledge as you can from Dean's books and the forums.
I recently got caught like a deer in front of headlights with a realtor and it was pretty embarrassing, I got past it though. You always want to be prepared to address anything that may come up when doing a deal.
