Somebody told me the other day you can get them from a title company, as long as you assure them they will get their business. The only thing is they're not open on the weekend like a realtor.

Title companies have stopped doing this
Ur best bet will be to find a Realtor/Broker that can work with you.

I agree with Alex. Plus I think title companies will only supply SOLD comps, not currently listed comps (critical!) and currently under contract comps. In this market I would not got back any further than 90 days on the sold comps. Used to go out 6 months to determine trends, but I think we all know what the trends were over the last 6 months!

I read another of your post about equity buyers(distressed properties) or something like that and I would suggest you call them, play stupid and ask them what their program is all about and how they can help you--look at it from the other side of the coin and play them against themselves bcause it sound like thats what there doing.

The best way to get comps is what has sold in the past 30-90 days of like kind properties in the same area, but, in a declining market its hard to say whats ahead of us as far as pricing.
MY mentor told me, the price is what the 'market allows', goes back to 1990, but applies ALL the time.
Be careful and don't trust anyone but yourself. Then you'll have no one to blame but yourself.
