Irababao, I like your letter.
I believe that it is also a numbers game. The people receiving your letters may be having a difficult time deciding what direction they want to take and may very well be hanging on to your letter after they have tried other options that they are already in the middle of (i.e., loan modification if they are upside down, borrowing $, etc.) You may get a response if their other options fall through. It takes 3-4 months for a loan modification to be approved. From what I'm learning most loan modifications don't go through these days.
Often times when people call they are not always in agreement with the other person on the mortgage on how they want to handle the problem (1 wants to do a SS and one doesn't.) They both have to be in agreement on how they want to handle the situation before we can help them. Some people are just throwing their hands up and walking away not realizing what it will cost them.
As Dean recommends I always wish them the very best in what they are trying to accomplish but to keep us in mind if what they are working on doesn't work out.
