Todays' FSBOs could be Tommorrow's Deal....a creative tip to try!

As I drive neighborhoods, I often see many For Sale By Owner (FSBO) properties. I usually will get a flyer from the "Take One" box. However, I must confess that I normally take two, one flyer for notes and a clean copy for my file! If the price is in my range I will call to find out more information. I also try to find out how motivated the selelr is and what chance, if any do I have of them carrying some of the financing.

The thing I have noticed during the past few months is when FSBOs do not sell, they usually go to a realtor to list their proerty. Then it hit me, why not mail the person a letter something to the effect of the following.......you like their home but at the current price it is not financially within your means for you to submit an offer at this time. In the event they lower the price, or are considering listing their home with realtor to call you because maybe you can construct a deal that can be a win-win for both of you.

Thanks for the comments and the insight. This is so true that being an investor is all about networking and marketing. The more we get our name out their the more opportunities we may discover. I even think that some of the FSBOs you leave your contact information with may even refer others to call you if they have a home they are trying to sell.

I remember about 2 months ago I looked at one FSBO and the gentlemen told me his relative was also trying to sell her home but it was much larger and in another town. I called anyway to find out, it did not work out but it was nice to get a referral. One day those referrals may turn into deals! Believe and Achieve! Smiling - Joe

I like it Joe, the way i

I like it Joe, the way i look at it,If an owner only owes say 100k on a home and are selling it for 225k and the value is say...260k, maybe you can offer 125k through a conventional loan and ask them to hold a note on the other 100k with no interest. they get whats left after all is said and done of the 125k at closing. They sell the home as well as get a check every month and you have a great deal with equity.

That is a very creative exmaple of a deal. Thanks for sharing it. I believe this can work especially where sellers have a lot of equity in their homes. Today, there are so many hoems on the market that selllers may consider carrying financing or a part of financing to get the home sold.

Believe it or not I have seen homes listed as a FSBO and in less than a month they get listed by a realtor. Thus, our window of opportunity is there, we just need to have the plan and move on the plan. I also believe that if sellers have time to think about your offer or interest they can contact you in the future if they are ready to deal. Good luck with all your deals. Believe and Achieve! Thanks for the comments. I would also add that it is so important to carry business cards and flyers everywhere you go. You never know who you may run into and as you do your normal day to day routine you can hand out cards and hang up flyers in stores. Believe and Achieve! Smiling - Joe .
