OfflineTwo bank foreclosed properties both listed at $1K. We submitted the offers for $400 and $500, received notice today that both cash offers were accepted. One is a two family brick with minor repairs and the other is a single family 3/1 Cape. Our intentions are to flip the Cape and lease the two family. We are set to close along with Deal #2 sometime in August. Lubertha and I continue to credit our successes to our faith in God who has the authority to move obstacles out of our way. We are grateful for knowing Dean and the DG family who has been most supportive. Continue success to all. God Bless.

Where in the world do you find a foreclosure listed for 1K?
Every foreclosure in my state is MUCH higher than that. I have checked the foreclosure sites, HUD sites, Fannie Mae sites and the cheapest property I have found is 8K and it is burned down to the foundation (so you are basically buying the land). I am sure they would take 1K for it but, there is no home. LOL
That is an incredible deal. Can you tell us what the actual value of these homes are. I am curious because you said one only needs minor repairs.

They are bank foreclosures. Some of our deals are FSBO. To me some repairs seem minor. Because I can do the repairs myself. And I know the cost of things. Most of the homes have the value of 50 to 80 fixed up. They can be sold as is for around 5 immediately if marketed right. So we have decided to keep the multifamily and market the rest. If you pay 1k or 5 and rent it it has paid for itself. Continued success.........Lubertha

They are bank foreclosures, bought by investors for pennies on the dollar. We submitted the bids, we thought sound reasonable and obtained the feedback we expected. God Bless.
