that's great that you're setting goals for yourself! However, I will suggest that you break down your goals into smaller goals; that way you will be able to reach your final goal without feeling overwhelmed or worse, disappointed for not reaching your final goal.

For instance, you could break down your goal "to flip a property by December 31"
as follow:

Find a deal by December 9th
Have offer accepted by December 16th
Close on deal by December 23rd
Start rehab by December 26th
etc, etc.

I would say for you to join a local real estate investment club in your area and you will find plenty of wholesalers there. Also you can post an ad on Craigslist in the area you want to invest in under real estate wanted and write your a cash buyer, explain what your looking for. Or you can put out bandit signs and get your own leads.

Well, I had some personal problems. I had to postpone my goal for December.

Francisco, I want to congratulate you on setting a goal and working toward it. Even if we do not achieve a goal, if it causes us to accomplish more than we would have otherwise, that is still a triumph, and should be appreciated and celebrated. One thing we are all subject to is life, and life is guaranteed only to be unpredictable.
The funny thing about goals is that if we come back later and revisit a goal, or reset that goal, we are looking at it from a different perspective, and that perspective gives us greater knowledge and wisdom to move ahead.
The only thing that we have control over in our lives is our now, and what we do with it. For anyone reading, take advantage of the time you have today to do the best and the most that you can. And keep those goals out there as they give us something in the distance to aim toward and achieve. We're all behind you, and wish you a speedy solution to the personal challenges, and success with all you do in real estate investing.
