This cant be REAL can it?

100% Tax value of 38k for a 1/2 acre of land priced @ 8k obo w/ all utulities?... Could this be a deal i can charge my buyer for land 10k instead of 5k? Just cause how low priced it is?...

And I havent begun to look up the TRUE VALUE of it yet?... btw all the above numbers have been verified through the courthouse!

Wonder?

Wondering how best to go about finding out the true value when there is not a single Physical Address only Approximate address is the only thing that exist... Now i was told on facebook to go search out a land expert or agent but im to afraid that the agent will go behind me and steal it? ... Help anyone?

Get it under contract with your exit clauses in place. Then see what kind of numbers you come up with. If they don't work, ask for a lower price or just get out of the contract.

You are totally right that you don't want to give a possible competitor a heads up w/o it being under contract with YOU!

GET Tax map number, then research it (courthouse) and area for sales and transfer history.

#1 is - you have to know the area, prices and comps!

Remember to USE the FORMS!

Additional Clauses

The contract forms included with the program do not generally have escape clauses or other contingencies usually used by buyers. The reason for this is that they are general purpose, and you may end up using them as a seller at some point in the future, and would not want to have some of those clauses in your contract when you are on the other side of the deal.
A good policy is to create a standard addendum form to use with your offers, and notify your re agent that you want them to attach your standard agreement with every offer unless you advise them otherwise.
Here are some clauses you may want to include in your standard addendum:

1) “Subject to an acceptable full inspection by buyer and/or associates within 14 business days after acceptance of offer.”
2) “This agreement is assignable in its entirety.”
3) “The Earnest Money Deposit shall be $________________________, and shall be due and payable at the office of the closing agent within 72 hours after acceptance of offer.”
4) “Closing shall take place within ______________ days after acceptance of office at the offices of:__________________________________________, located at ____________________________________________________________ (Address).”
5) “Contingent upon approval by buyer’s Partner.
6) Time is of the essence. This offer expires at 5:00 P.M. on the business day following presentation of offer to seller.

I couldn't agree more with

I couldn't agree more with Karen above. Once the property is under contract you don't have anything to fear. You can then seek out a great agent that can help you establish a solid value for the property. I definitely want you to maximize your profit but remember to leave some for the next person. If you do it will come back to you.

Tax value

Make sure to look at Fair Market value of this land
Tax value and market value can sometimes be very different numbers
for examples, the state of Arkansas tax value is supposed to be around 20% of market value, so when you look at tax values there, it should be much less then what its actually worth. States have different formulas in coming up with tax value.
Get recently sold comps is going to be best way to get its market value.


Two Other Protections

Once you have placed a property under an executory agreement (Purchase Contract or Option Agreement) you will have certain rights to the property for as long as your agreement is in effect.
You can further solidify your claims on that property by:
1) Having any person that you reveal specific information about the property to (including its address) sign a Non-Disclosure and Non-Competition Agreement. A well written agreement will obligate them to pay you if they take any action on this or any other property that you bring to them for a period of 5 years.
2) Filing a Notice of Interest at the County Recorder's Office. This will cloud the title, such that any closing agent attempting to close on the sale of the property will find a notice during title search that requires them to contact you, at which time you can defend your interest in the property.
Neither of these is a mandatory step, but if you are looking for additional protections, here are some methods you can use.
