Sounds like you’ve found a great deal. I would suggest contacting home builders. In my experience they are usually the ones looking for deals on land in great areas. They also commonly have the funds ready and accessible that closing is fairly quick.

Depending on the area because if you are any where near farms then farmers are ALWAYS looking for land for crops. Specifically the Amish or Mennonites in my area are buying up land like CRAZY!!!!
If you you own it yourself or could get a great deal on it then I would suggest putting water, septic and power on it to place mobiles homes on!! Oops sorry I get carried away with all the options I start thinking of )$$
Back to cash buyers....... Run an add on Craigslist with pics and key words that describe the best attributes of property like AWESOME HUNTING LAND!!! ..... Or WHAT A VIEW this property has or STEAL THIS LAND before the Amish buy it all )
make up flyers with pics and post it MASSIVE LOTS FOR SALE CHEAP!!!! At all bulletin boards in your community and surrounding areas.
Give referal fees to friends , family and fellow investors who find you buyers
Actually where is this property? And how much per acre? Is it wooded or cleared of any power, sewer , water on it ?? Maybe I or my network can spread the word about this and earn a referal fee:))
