The very first week that I was here, a retired doctor called us. He had just paid cash for a new house in Aug '12. FMV $169,900. He is from up North and has a family member that is ill and he very much wanted to relocate ASAP! Said he knew he would lose a lot of $$ but that didn't matter to him. He just wanted it done FAST!
Right now, in this area, there are about 5,000 houses for sale. Avg DOM is 180. He didn't have time to wait.
Got it under contract for $105K and We would pay all his closing costs.
The very next day, the first people that looked at it grabbed it. We had priced it @ $134,900 and they pay all closing costs. When they asked if we would negotiate on price or terms any, I told them, "No, and if you walk out that door w/o putting it under contract, my phone is ringing off the hook and the next person will grab it." They signed immediately. They had been shopping the area for six weeks and knew it was the truth!
We closed with the seller on April 26 using Private Money. Today, we closed on the second half! Not one penny of our own money was used!
The doctor seller was so very happy! I kept him informed every step of the way so he was very comfortable. The buyers were thrilled because they got a prop $35K under price. And my partner and I are pretty darn happy, too!

Sometimes we just have to do what we must do. It was a VERY big step but I think it will be well worth it.

When I moved here, it was to partner w another DGer, John Trivett (JT). It was a perfect situation. JT already has a buyers list and a team set up. We actually were doing things together before I got here. So, when I got here we were able to hit the ground running.
JT posted the house on Postlets and it went to a number of places. The buyer saw it posted online. Not on CL but on one of the other places where it posts. I'm not sure which one.

Glad to hear of your success.
I've been contemplating a move myself as my area of FL is not really a "hot bed" of RE deals. This just adds fuel to the moving fire. (?) Time will tell.
I wish you nothing but great success from this deal forward.
