Identifing fasy selling zip codes

Good day everyone. Since time is of the essince and the information on this site is almost enexhostable, my question is for the "old pro's"" (newbies can benefit). What source(s) would you recommend to use to identify best/fastest selling areas (by zip code)?

Fast Selling Zip Codes

Get an agent in whatever city or town your looking to invest in and ask them to get you a list of cash sold in the last 90 days. You get a local map and with that list you start to sort out what area codes are houses selling the most. And your agent should be able to tell you how long the houses were on the market before they sold.

Thank you all that have responded. This site ROCKS. I know that a REA could get that information, but after asking >60+ REAs (so far) I'm finding none to play ball. I was investigating other opions. Mike I'll look at the link provided.

Reynold, Broward County has many cities and quite easly covered by any local REA. My concern also extends to other parts of the ****ry as well. There are others in my network wanting to wholesale and it might be easier to know this information.

Emerging Trends Publication

Blitz Wholesaling-- The webinar mentions use of Microsoft Mappoint because it shows you income down to the CENSUS TRACT level, many are within a zipcode. The guru guy claims that income correlates to the comps, so it will help you in evaluating which comps you should consider and throw out.
I personally have not tried this approach but it sounded legit.

Also try the ask your agent for all cash sales within the last 90 days tactic and map it out, it has always been pretty obvious in my areas.

For working around the country with other people i recommend:

Linked in and Facebook (Obviously)

I have an awesome system for finding REA's let me know if you want it. Its probably on here somewhere but if not ill dig it up for you.

I've heard about Microsoft Mappoint and it cost money (of which I don't have it to spare). I thought there maybe someone here that might have knowledge of a program/system that would work. Thank you nonetheless..

I rediscovered Zillow.com to get an idea on what areas are hot selling areas (no by zip codes). It has many tools you can use for reaserch. Thanks everyone.

You can use Zillow

to find recent solds; there are boxes (for sale, sold, foreclosures, for rent) that you check off, and you can actually enter a zip code and ask for solds only; however, some data may be older, but it definitely gives you a good idea of where sales are happening.

Solds in specific zip codes

I use my agents to find this info out for me. I get my agents to work with me because I do things for them! I provide them with listings all the time. Sellers that want way too much money for the deal to work for me, I just refer them to my realtor. It pays off in the long run believe me.

Trulia Heat Map - top areas, zips

In Google (or your fav search engine), type in your city name followed by the words, "heat map". It'll take you to Trulia U.S. Heatmap and the section w/your search criteria. It shows home prices displayed on an interactive Heat Map, with most and least popular neighborhoods and ZIP codes, average/median home sales, etc.

mailing list

In the absence of a realtor, go to melissadata.com and build a mailing list. Select a zip code, select absentee owner (likely investor), property type, sale date range. You can also select price range if you wish. It will give you a count of how many fit your criteria in that zip code. Repeat for other zip codes. Doesn't take that long, but then you can plot out the zip codes with the most investor activity.

...I was assuming you were in the Ft Lauderdale area. if you google that phrase, the first result will take you to their web site. There is a tab called "Research" in the orange colored section that will give you access to a boat load of market reports.
