Painted inside & out; new toilets, medicine cabinets & mirrors; new light fixtures, ceiling fans, & carpet. Spent about 3K on materials.
Listed on a "Flat Fee" Service for about $ 250; a
REA brought a buyer who was selling his house due to divorce, so we did a doule type of closing when he sold his house, took the cash & bought our house.
Sold it for $ 44,800; with the 3% commission, taxes, title insurance & doc stamps, the net was $ 41,759; less the 3K for materials = 38,759 less the 27,000 purchase price = $ 11,759 profit.
On to the next rehab!!!

Thanks Jay, yes we are still doing the rehabs ourselves. The average on takes Jill & I 3 to 4 weeks, working anywhere from 3 to 6 hrs per day. If we need a roof or central air replaced, then we call the contractor.
We figure that making that $ 11.7K for 3 weeks of part time work is alot
more than we could make having a regular job.
I have 3 more buyers that want small remodeled reasonably priced homes, so we have to find some this week!

Thanks Carol, Jill & I love doing these fix & flips! It's great for us working & being together(just about 24/7)but it gives a great a satifaction to take a dump & turn it into a beautiful home for someone; & making a nice piece of change doing it sure doesn't hurt.
Our problem is that we have buyers that want our work but don't have enough properties to rehab...you'll have to help find some for us in Beverly Hills, Fl. 34465 ... this way we both can make some more money!

That deal was a short sale that was listed on the MLS. Some of our deals are from private owners that call from our "We Buy Houses" signs on our vehicles; some are probates that we research on the county clerk's website; some are REOs listed on the MLS; & of course some are private sellers, whether
FSBOs or also listed on the MLS. We have purchased through county auctions, auctions.com, & Hudson & Marshall. No matter where they are, you just have run the numbers to see if they will work for you!

Acutally we only do this part time, but since we do the rehab ourselves, the profit realized on one sale to a retail buyer equals 5 or 6 times the average bird-dog or wholesale deal.
