Jill & I just finished another rehab on a property
we are partners withanother DG student, Ryan(cub) from Ohio. The seller contracted us thru our We Buy Houses
magnetic car signs, wanted 25K, we bought it for 18K. Put about 4K in materials & 2.5 weeks of labor. It is
4 Sale at 35,900; it is a 2 bed/1 bath/carport home with 1180 sq.ft. under central air conditioning. New Kitchen, Bath, Paint, in & out, Carpet, Light/Plumbing Fixtures & ceiling fans.
It's a great opportunity that this gives its members; we'll both make some money on this project & someone will get a great little house at a reasonable price, whether it's used for their residence or a rental at about $ 550/month it's a great deal.

Thanks for the good info, I am going to order some of these signs just have to find out who makes them.
I got mine from Vistaprint. They have lots of templates and you can change them up how you want them. Very easy and well priced.

Congrats on this one Gary! I can't believe you can get all the materials you mentioned for $4k. I am assuming that the 2.5 weeks of labor is you doing all the work, correct?
I left NJ in 87 when I joined the Marine Corps. I go back once in a while to visit but love it down here. Working on mom and dad moving down finally. They are supposed to come spend a week here this month to really check out everything to see if they really want to come. I think its going to happen, I just need to lay off the political talk. HA HA

Thanks for the information - just wondered where this house was located and did you do all the work yourself or do you have someone who rehabs for you? How did you get the materials so cheap?
Thanks Jack, yes Jill & I did the work ourselves. We have always done all
our own work on the past 60 Rehabs except for some permitted things like roofs & central air conditioning. Of course we have a company to re-glaze tubs
& one for carpet.
As for materials, we use Lowe's & Home Depot; these kitchen cabinets are stock off the shelves, they were having a 20% off sale on those. Jill also goes to the post office & gets change of address paks that have Lowe's 10% off
coupons; which they will add to any already discounted sale item. And Home Depot will also accept Lowe's coupons, & they of course match pricing.
Hey Gary,
I am sure you already know about LOWES QSP program right? Its where if you are buying more then $2500 of product, you can get them to send your list up to Corp and within 30-60 minutes they will give you a new LOWER price that you pay.

The house is located in Beverly Hills, Fl. We do the rehabs ourselves. As for materials just price compare, but Lowe's or Home Depot usually have the best prices.
