I went to our local court house on Friday and they directed me to our county building and the recorder. I asked her for a list of people who were behind on their mortgages or notes and she said the only thing she could give me were the lists of bank auctions on foreclosure????????????? And this list was very basic and needed lots of research!
I thought they could give you a list of all people who were a few months behind so that we could approach these people and try to help them out of a difficult situation.
Can someone tell me if I just worded it wrong so that they did not undersatand what I was after?

I asked my real estate agent for that pre-foreclosure listing but he just keeps sending me the foreclosure listing and telling me to contact the owners. The trouble with that is the owners don't live there anymore and finding them can be difficult; plus, some even have signs on the homes saying that they are not for sale at this time (I guess because they are going to auction) and I have phoned several lenders to try to speak to them about buying the homes but I always get an answer machine and no-one returns my calls.
It has frustrated me all day today. I am working pretty hard on this stuff and just getting a lot of brick walls at the moment. I know, it will eventually go my way! but it is taking a long time to get a break for now.

My Aunt is a realtor so i kinda get most of my info from her. But hang in there definitely and yes IT WILL go YOUR way... I feel soon you will be getting a deal that will be well worth the time spent. Keep us posted if you find any pre-foreclosure info.

My agent gives me the foreclosure listing as soon as I ask for it but pre-foreclosure he seems not to know about.
I have to check on tax sales today and see if I can have better luck than I have been having lately.
I will also phone those two loan companies who would not return my calls yesterday. I really don't care if I annoy them right now. I need a break.

Drew, I have a question on that. When properties are listed in the paper as going to auction, and the auction date is set, they still have to advertise I think 5 times over a period of 5 weeks. In the meantime, the property could still be redeemed, right up to the auction date. Does this mean that foreclosure has already happened prior to the advertising (it does say judgement of foreclosure) and you would contact the bank, or is it possible to still help/go through the owner?

OK, I just got off the phone with the Clerk of Courts for our county. Deb, I don't know if this will help, but I asked her the question I posted above. She said that the posting in the paper of the foreclosure/sheriff's sale does mean that the property has been foreclosed on, but most banks have a grace period. I would need to contact the lender posted in the notice and call them concerning that case number. I'm guessing a person could also contact the owner and talk with them. Right up 'til the date of the auction there is a possibility of working something out. Maybe this is something you can look into, depending on what type of sales your state has. Look in chapters 16 & 17 in BARM (Be a Real Estate Millionaire). (I probably don't have to tell you this, being you are one of the most dedicated BARM addicts here. lol)
Do you check the classified legals in your paper? Is that where they post the upcoming sales in your area? Hope that helps, my friend.

P.S. I have bought a house at a sheriff's sale, but I hadn't looked into this kind of stuff before. It's good for me to learn. Remember, there's Dean's AFF system, too, that brings these pre-foreclosures TO you.

I cannot afford the wonderful AFF system just now.
I have found out by stumbling around in this RE arena, that after there is an auction date, you need to go straight to the lender and talk to them. The contact listed as the trustee cannot do anything, so they pointed me in the direction of the 'Beneficiary'. But, as I said before, I cannot get any of them to return my calls anyway.
Big changes here anyway so things will be put on hold or maybe even stopped completely in my new-found career. My world has just fallen apart in a most spectacular way!
