Offlinewell ive been away for a while from here, actully since december been working on prudhoe bay for the winter here in alaska, i now relize its just a job to better make things happen for progress in realastate!!
my triplex is doing fine got mostly good tennats always pays close ot on time, no buyers yet,spring is around the corner here in may, i had some extensive repair this winter with the septic leakage, not fun my
heating bill went sky high, looking for a more effeniant boiler for my place before next winter, i lost half my butt from apying the heating each month didnt help when the gas co.raised the cost by 22% now they call themselves a transport company ,after people started to compalain, ironic,
I still like to invest in more props , ive found it so much harder now to qualify for loans so forth, up here in alaska everything is soooo much higher then the houses i see down there . mybe i nned to invest down there ,its hard when i live up here.

on two more multi props im looking at, i sent comps on the first prop to them to hopfully help , second prop is a 6plex bringing in 5600 in rents each month, motivated owner price 475,000 thought i check on that prop not sure how to finace something like that but worth looking at i think
940 am writting my first day jounal ,

9:40am to noon checking lv hardmoney lender out , emailing back and forth, at first they said no but then they said they may lend 65% of ltv,but at 11% to 16% ouch!!!!!

900 am getting readyto go to anchorage to take abuddie to the airport , pluss swing by the triplex
to take front and back pics for the insurrence co,sigh some paperwork,
shoulf be back here in the evenning tonight
noon to 16:30 helping buddie out at hes land, was ablr to pull a front bumper off a old truck for my olf truck ,in decent shape free iliked that
1630 1700 my agent called me we spoke ,they sent the final paper work last friday for the triplex to seller
to sighn ,just waiting for them to sighn then i do one last walk through then i do my closing i got my fingures crossed by friday,
1700 cooking dinner pan fried chicken, potatoes, vegies
nothing specail ,
1730 on here typing my daily journal,
im done today see ya

im still waiting for the closing to happen on the triplex in anchorage, i poke to the agent last friday they were waiting for paper work back from the bank back east to , he told me this week for sure, advantage mortgage said everything is in order to close from there side. im playing thw waiting game . im looking at other multi props getting comps and doing some research on them,i need to figure how im going to swing my next prop on finacing, i think i told you about my 4unit place i bought two years ago from a friend , im waiting for that to refinace , its a slow prossess
for me at the moment, wish i could just snap my fingures it would happen lol

I am working on getting equity partners instead of HML's. the bank has started leasing them out so if I need to get some kind of HML then I am better on the interest rate because they are now no longer vacant.

they dont have any money for alaska right now. what would your partners have to do

You are not the only one on here, I thought I was the only one here as well, hopefully more will pop up. I have been diligently working on my buyers list and finding fellow investors here in Alaska the good news is that I have had some progress. I would love to get in contact with you, I can give you a serious boost in contacts in your investing area and hook you up with an investment group in your town. I also come across a lot of good deals on multi unit buildings that you might be interested in. I think if we team up we can take Alaska by storm. I look forward to hearing back from you.
