I am just north of Orlando in the Sanford/Lake Mary area. I am not done with the books yet but I have read 1 and 1/2 in the last week(Be a Real Estate Millionaire and Profit From Real Estate Right Now). They are both awesome! I have been trying to get in real estate for a long time and have done a lot of research, but Dean's books have connected the dots.
I just found three properties in Orlando that are being sold well below the assessed value, and I have only looked through about seven or so listings. For example one has a asking price of $124,000 and an assessed value of $174,000 and sold in July of 2005 for $202,500. It is on a cul-de-sac and has about 1700 sq ft of living space.
I imagine Florida, and especially greater Orlando will be unique because of the tourist attractions. I noticed that the property values have pretty much had lower declines in value than the rest of the country.
Being in a wheelchair(I broke my neck diving in shallow water at the beach) my goal is to build a portfolio of rental houses that I can convert to wheelchair accessible. There is a shortage of wheelchair accessible places. I would also like to be able to get good enough deals so that I can convert them and then sell them to people so they do not have to do it after. The regulations on residential housing involving wheelchair accessibility does not exist, they usually put a bigger door on the bathroom and call it accessible, which is hardly true.
When I built my house, which is 36" off of the ground, they would not even build a way for me to get in but they did charge $5000 to change the floor plans. What a load of BS.
The problem I am going to have is getting into people's houses to look at them. I use a manual chair to get around and would prefer not to use a power chair, although I may have to to be able to do this.
I am looking to build a team as well as find other investors to team up with and/or work together with. I am just finishing my bachelor's degree in accounting from the University of Phoenix. I would love to be one of Dean's next success stories!
If anyone is interested in sharing information or knows of someone that could be helpful(like a broker or real estate agent), I would appreciate the information.
I do know a few investors, contractors(one being my brother), and an agent/broker but I have not solidified their help yet.

We live in Miami and have been looking for deals around the area. However, when we found some deals the only thing we found were "sharks" who turned us down and most likely took the deal(there was this house in $39,000 that had fire damage, so we called a realtor who referred us to a mortgage broker who right up front told us we did not qualify for the purchase, instead he offered us a private lender at 12.99% for the amount of 70k so we could repair the house and sell it. Long story short, everything came down and they took the deal). Nevertheless, we are not giving up. I am currently self-employed and my wife is a teacher. We are still looking for good deals and someone to partner up with. Like most people we do not have good credit. On the other hand, we have the will power and persistence, I know how to build a house from the grounds-up, and have many hours to dedicate to house hunt. We have read Dean's book but sad news are, most of those strategies do not work here in Miami. Conclusion, we are looking for someone interested in getting in this business and is willing to work for success. In the meantime, we will continue our journey.

So I have been looking at houses in Florida for awhile now and I just can't believe how cheap they are. I don't if its just the area but cape coral and lehigh acres are going really really cheap. A house never lived in built in 07 3b/2b 2 car garage 1600sqft for 60-80,000!! And they are appraised on the county website for 200,000 or more?? Why are things so cheap down there? I have heard that there isn't a lot of jobs down there and people just can't afford anything anymore? I live in Ohio and have been wanting to move down there but am kind of scared!!

I have decent credit but unemployment income now. Lost job 2 months ago. I have my g/f that is going to go with me and she has good credit too... Hi Dan, I am so happy to see your post.I live in Trenton Florida about aprox.28 miles west of Gainesville.I'm new at this web site and just finished DG latest book.Imervous about calling realtors for assistance and start my search for my first deal.I want to start with assignment but have no luck yet finding cash investors to assign deals. I would like very much to attend an investors meeting soon.I love RE and for a long time wanted to do this. Sara, this is classic. It's a little like the cart before the horse, you need buyers and in order to attract and build buyers you need superior deals to attract them with.
The ethical way to go about this is find your first 30-40 cents on the dollar property, once you have that locked down with an agreement to option it as a wholesale deal and the seller agrees to that low low price, then you basically list that deal at your basis, not making a dime!
Why do this? Because you are going to post that property everywhere you can and you're going to spend good money on newspapers and paid advertising to get the best exposure for this deal that you possibly can.
Now since this is such an outstanding deal, you will get a LOT of potential investor buyers calling on THIS property, odds are it will sell to one of the first few buyers, however your main mission is to capture every single callers name and phone number to build your buyers list for the future, this way you may have 50 buyers names and addresses for future deals that you will build in profit for.
Just let the first deal go at rock bottom to attract as many investor buyers as possible to build that buyers list for the future Sara.
Go find the super deal and pass the first one on in exchange for that hot buyers list girl!
