My 1ST best move was becoming a part of the Dg family. That being said, this short post is for all of my family who have hit a wall on trying to put deals together, don't know where to turn and need to talk to other investors who might not be involved in the DG site as we all are.
I just attended my 2nd meeting of the Central New York Real Estate Investors Group and let me tell you all, IT IS WORTH THE TIME TO GO. The first meeting I sat, listened and took it all in. Yesterday being my second meeting I got involved, boy did I get involved.
There are 20 very active investors in this club, but at meeting 2 only 8 of us were there. Here is how I made out
I have now added 7 more investors to my buyers list. Huge move for me. They range from wholesalers, to flippers, rehabers and buy and hold investors
I met a real estate agent who only works with buyers, Big huge plus.
I talked to a money lender who loves working with investors and will not blow smoke, if you know what I mean.
I sat in on a deal in the making with the president of the club who asked my opinion about this deal he is trying to put together. I talked about the methods we have learned with our site and all of the great people I talk to on almost a daily basis.
I guess what I am trying to say is, if you are not involved in a REI club, get involved and don't wait around like I did. The networking is so worth it, the connections you make are unreal.

Although we do not have an actual REI Club here in our small town, a few of us who invest in real estate have gotten together a few times to discuss and brainstorm. It has been very encouraging. I took a friend of mine with me last time who is a CPA/investor and she is a great new addition to the group.
We're just getting started but I know it will grow and benefit all of us.
Here's one gem I got the other night, just in case some of you haven't heard of it:
If you're having trouble with late rent or mortgage payments on your properies, have the person set up a payroll deduction with their employer. Divide their yearly payments into the number of paychecks they get and have that amount deducted.
Set up a savings account (at the same bank that you have your business accot) in both of your names for the employer to transfer the money into. Then on the same day the transfer is made (which should be the same each time) you can transfer online to your individual business account. Therefore the renter or mortgagee never has access to the money, but you get your payments timely and guaranteed as long as they have a job.
I just suggested it to one of my "slow payers" and she was fine with it. It acutally helps them budget their money better and they don't wind up having to pay late fees.

I'm glad you shared that with us. I haven't attended any meetings here although I did in Tucson. Due to my work schedule I'm not able to attend, but if there are any meetings while I'm on break I will be there! We're glad you're a part of our family too!!!

Thanks for reiterating what I have read previously. I guess it is time for me to give up a night of one of my fun activities in order to network with other like-minded investors.

REI clubs are definately good to join. I had joined earlier this year, but time has been my main obstacle.

I will completly agree with the value of REI Clubs all over the country. Through networking and talking with investors around the country, I hear constantly the same thing,,, Real Estate Investor clubs are probably one of the best places that you can begin your networking. Being able to meet with other "Like minded Investors" and professionals who are doing the same thing you are doing is going to be such a huge value to anyone getting started. Investor clubs are also a great place to find people to work with including real estate agents and mortgage brokers. It is rarly a problem to find a real estate agent who is able to give you listings of properties being sold, but finding a real estate agent who has experience working with investors is going to be more important than anything. If you are starting your networking process and want to start in one place, make it a REI club. Probably one of the most effective ways to begin building your investing teams. Good Luck!
This is the first time this year that anyone has posted anything on here since Dec. of 09. I find that surprising seeing as a lot of people want to know about REI groups. I just tried to find some info about them on this thread and am hoping to receive it soon. I live in a small city pop. 23,000, in SE Iowa. I kind of wish there were closer groups but the closest is 88 miles away. If anyone knows of something closer let me know.

The best thing to do is not look at anyone there as better or more powerful than you, but someone who can help you and willing to work with someone just starting out or seasoned

I just called on a property on Craigslist...39k needs 3k in repairs rents for 1050.00 per month ARV 65k! Someone beat me to it...just SOLD. The good news after talking to this guy he does rehabbing and wholesaling. He told me about a Real Estate Investment Club that he belongs to. I will be joining next month...and he knows Carol Stinson. Pretty cool and such a small world. Well I feel like I am moving forward today. Just wanted to share that tidbit...

I just became a member of my local REI club...definitely the 2nd best decision after joining the DG family! Went to the first meeting for free but couldn't wait to pay to become a member! Their website is full of info, plus a great place to share my available properties, or buy/rent someone elses. I met other wholesalers, as well as flippers, agents, rehabers and buy & hold investors...WOW, what a wealth of knowledge...so glad it was suggested by my advisor. Next general meeting is solely dedicated to wholesaling properties and a special all-day seminar on wholesaling coming up for members only...I'm already signed up and raring to go! It's well worth your time and every buck invested if you have a local REI club near you!
Jan I agree 100% that was definately a great move for me as well. I have found several connections and grat info through them. The 3rd was to join my local REI club.
