Profit From Real Estate Right Now

Has ANYONE acted as a marketing consultant for a FSBO and held an auction?

I have searched and haven't seen anyone that's actually acted as a 'marketing consultant' for a FSBO with a 7 day auction (PFRERN chap 11). Is there anyone out there who has successfully used this method with a house that isn't under assignment or a property you already own?

I have a prospect that I want to try it with, have called the academy, who told me to call the state commerce, who didn't know who to tell me to call to see if its legal to be a 'marketing consultant' in the state of CA. I understand the process, how it works, and would be excited to try it, but am trying to see if anyone has tried it for a FSBO w/o an assignment. Thank you in advance!

Traffic Density Flow Maps

Regarding the use of Bandit Signs along the roads and placing at intersections I found something cool. I got a bug in my brain (yea I know its bad) and I asked myself how would someone else find an answer? Well, I went to the Department of Motor Vehicles website and found the traffic density flow maps which are completed studies done by the state. The colorful flow of traffic and the numbers are easy to read and give you the low down on where your signs could be posted without guessing. I hope this helps everyone in some manner.

Finding a real estate agent

Hi Everyone,

I'm at the stage where I am getting my foundation established and one of those pillars is finding, what seems like, that all illusive cooperative real estate agent who actually believes in my vision.

Admittedly, I have not pursued this monumental task until now, but the forum seems to be filled with fellow investors who have run into real estate agents who've rejected them as though they were asking for their kidney! I am about to send the letter out to see which agents might be interested . . .

Does anyone have any suggestions?

Chapter 3-Greg M's method

Greg talks about buying homes on a lease option and then reselling them on a lease option. I would really like to try this. He also targets people in pre-foreclosure.

My question is, if I do a lease option with the seller, how do I know that another lien won't get attached to the property? What if the seller doesn't pay his income taxes, for example, and the IRS puts a lien on the house, which would then be in first position?

I would make my monthly payment directly to the current lender so I know that the mortgage is being paid.

Any help in this area would be greatly appreciated!
