3.What’s the current average cost of 3 bedroom house in your area?
The median sales price for homes in Philadelphia PA for Oct 12 to Dec 12 was $133,000. This represents a decline of 11.3%, or $17,000, compared to the prior quarter and an increase of 12.3% compared to the prior year. Sales prices have appreciated 12.7% over the last 5 years in Philadelphia.

4.What’s the average rent for that same house?
Fair market rent for a 3-bedroom apartment is $1061 a month.

5.What are the average annual taxes for that property?
Median real estate property taxes paid for housing units with no mortgage in 2009: $1,085

6.What are the current days on market?
The average that home selling in Philadelphia is taking is just over 200 days (2010)

I have been in this for a month solid, and even after 23 years of owning many construction companies, I AM STOKED in this new line of work (which is actually fun so I don't concider it work). Got my resume ready and my team is standing by my side 24/7.

I have to really thank you for all the pushing you do. It has really helped me to be a little more focused. For some reason my subconscious is just keeping me on the fence. I'm not sure what it is but I just have a hard time just getting out there and doing this. Maybe I'm just scared or feel I'm not sure what to do. I made a promise to myself to just do it and every video you make keeps me going. Hope the motivation keeps coming.

I am happy to see the enthusiasm from everyone and the motivation this site offers. I, too, would be honored to be an Area Manager for Dean and his team! With my many years of outside sales and business development experience managing my assigned territories, I know it truely takes diccipline, motivation and persistance to get results. Cincinnati Ohio area is showing sure signs of investment opportunity. Local investors here are eating up opportunity. Our un-employment rate is dropping. Teaming up with Dean to close deal after deal would be both rewarding to him and to me and my 5 children.

How to start in real estate investing

Hi Dean,

I've been watching your weekly widsom videos for a while now. I have a membership in a group involved in helping real estate investors find deals. However, it's not really moving as fast as I tought it would.

I have 3 very specific questions for you:

(1) Which one of your books you would recommend for someone that haven't done a deal yet but is very motivated to get going. I want a very practical book, not a theoretical book.

(2) I am Canadian and would like to know how easy it is to do contract assignment deals in the US to make money.

(3) Do you offer mentoring especially when you're a Canadian wanting to invest in US. So far, I got some training but you are kinf of left alone without any real mentor.

Dean, i had the pleasure of meeting you at the buying summit this past weekend! Man was it a blast, just so much energy and great things happening at this event, i cant wait to go again! incase anybody reading does not know what the buying summit is, look into it!

I've been involved with DG for about three months now, and am so excited to have started at age 21. So Dean, i'd like to thank you for opening my eyes to the world of real estate, and i can only hope to personally work with you in the future.

it's me again Smiling. i'm not sure which areas you're most interested in, however as i have 2 and in my normal business duties i'm constantly driving neighborhoods it gives me a perfect chance to multi task and also "drive for dollars". if i had to choose i'd prefer n.c., but i plan on doing at least 10 deals per month with you so i can afford to be anywhere.
as for the tickets for the i.e. members, i'm talking to my kids about going with us and why should they get to hang out by the pool while we're learning how to make our millions? Eye-wink

My hubby & I came back to KS/MO, and started again to make deals. I'm offereing deals consistently in my areas. Hello Dean, as a area manager,I would need the polishing to your education. Five and a half years I've watched your students Matt, Carol,Joe and all the others from the Edge and blogs. So I feel to say anything why I haven't jump out of the rut would only be excuses,which I do not use in my present job.
I am a generl Foreman for a large north america co. now expanding into Canada, and Australia.
My duties inculed form designs for concrete placement. Work over carpenters, concrete finishers, and labors. Manpower deanlines and cost are factors in bussiness. They keep me out of town 350 days a year and my cumputer skills are or should say aren't Smiling I've told Dean he isn't the worst speller either. For all said and much not said I would like you to entertain the thouht of me fitting into your area manger/DG family.We met acouple of times but you mentioned one of them that you really loved my excitiment. Lets put it to work.

Love when you give us exercises to do like running those numbers! I learned so much about my local market and realized that were at the bottom and can just feel the 140 DOM getting less as I'm a part of 4 rehabs right now. One is under rental contract, one sold in less than a month after we got it and before rehab was done. I just did my first assignment last week and have another one in the works. Living in Lincoln, ne when Warren Buffet comes out and says how great of an investment real estate is right now it sure helps to! 2013 is going to be big!

GOT OUR OFFER ACCEPTED IN 2 DAYS!!!

We are so excited. We are just doing exactly what Dean has been telling us on the weekly blogs. We put in offers and in 2 days one was accepted. We have so many CASH BUYERS just waiting for us to get deals to them. We bid on the house for $28,000 and got it. Now who will be our lucky Cash Buyer to get this amazing deal;-} We started doing this business for our son, Heston who just got out of the Air Force after 7 years. He is having a blast learning something new and being able to work with Mom & Dad;-} Thank you Dean for all your trainings.
