Charlotte experienced 31.4% growth from 2000 - 2012. And as the financial services markets recover, so will the financial services capital of the South - and possibly the US - recover. Low crime. COL 6.6% below national average.

1) Unemployment rate: 9%, that's down from 10.3% 1 year ago.
2) Average cost of a 3 bedroom home is $143k in Charlotte. (About $91/sq foot). (Trulia)
3) Rents average $1525 per month (rentometer)
4) Taxes are .4386 for Charlotte and .8387 for Mecklenburg County. Average tax is roughly $1450 including city and county waste disposal fees. Obviously the exact tax depends on the tax assessed value. I'm seeing the assessed values to be fairly accurate.
5) Days on market: 173 as of January 2013. (Debemaxwell.com/market_reports)

Geographical Description: Overlooking the Gulf of Mexico, Panama City Beach is located in the Northwest region of Florida. Panama City Beach averages an elevation of 13 feet above sea level. Area History: Bay County is an area rich in American history. The St. Andrew Bay area was home to many Indians before it was settled as a community in the 1800s. Legend has it that many a pirate buried his share of treasure at Spanish Shanty Point on Shell Island.

Another area teeming with history in Panama City Beach is St Andrews State Recreation Area. During World War II, it was part of the St. Andrews Sound Military Reservation. Circular cannon platforms are still in place near the jetties. Opened in 1951, the park now covers more than 1,200 acres.

Since its founding, Panama City Beach's economy has greatly depended on its natural blessings making it home of "The World's Most Beautiful Beaches."

Cultural info: Downtown Panama City has become known as the Art District of Bay County. Since 1978, the Bay Arts Alliance has served as the local non-profit agency for Arts in Bay County. The goal of the Alliance is to provide cultural enrichment to the community and its visitors through educational experiences and quality performances.

What to see and do: St Andrews State Recreation Area is one of the most popular outdoor recreation spots in Florida. Rated the "Number One Beach in America" in 1995 by coastal authority Dr. Stephen Leatherman, it is best known for its 1 1/2 miles of white sand beaches, natural dunes and crystal-clear water.

Visit Panama City Beach for the annual Indian Summer Festival held every October at Frank Brown Park. This three-day music, art and seafood festival hosts top name entertainment and wide array of fresh local seafood.

The soft Panama City Beach sand is actually quartz crystals, which over time has been broken down, bleached, polished and deposited on the shoreline. This natural process has made Panama City Beach home to the "World's Most Beautiful Beaches."

Seeking Investor Area Managers - KILLEEN, TX

1. Killeen, TX - approximately 60 miles from Austin, TX.

2. Unemployment was 8% in Dec 2011, and and as of Nov 2012: 7.0%

3. The average price for a 3 BR home is $123,000, but the average sale price has been ~ $95,000. Older 3 BR homes are abundant in the $40,000 to - 80,000 range and lower. I am currently looking at a HUD foreclosure that's listed for $38,000, needs some work, but the county has it valued at $60,348. The average price compared to last year is down 5-10%.

4. Average rent is $975/month. Killeen being a military town has a lot of multi-family properties such as duplexes with 3 BRs that rent from ~ $825 to $950 for each unit. Rents here are primarily driven by the military’s housing allowance. The 2013 housing allowance for enlisted soldiers ranges from $816 to $1,164, and that averages $990/month. Also, Texas A&M has recently built a new campus here.

5. Average property taxes for this area are ~ $2,000 to 3,000 based on an estimated tax rate of 2.3 to 2.4% of the county’s appraised value of the property.

6. Current days on market are averaging 90 – 120 Days.

There are literally hundreds of homes in the pre-foreclosure, auction, or bank-owned stages of the foreclosure process in this area. The county has one of the lowest cost of living in Texas. Central Texas is a great place to invest in, and I would LOVE the opportunity to work with you.
