Unemployment spiked in 2011 and is decreasing rapidly. Two major hedge funds, Blackstone and Waypointe have a goal of purchasing thousands of homes in Sacramento. There will be a huge reduction of first time homes within the next year. While government jobs are reducing, many hospitals are expanding with huge building projects downtown well as the green tech industry. We were one of the hardest hit nationwide and are now rebounding.

(3) Average Cost of 3 bedroom: $154,000 (Sep 12 to Nov 12).
This represents an increase of 7.7%, or $11,000, compared to the prior quarter and an increase of 23.2% compared to the prior year. Sales prices have depreciated 40.8% over the last 5 years in Sacramento. Homes are currently at near the year 2000 prices. Average price per square foot for Sacramento CA was $137, an increase of 41.2% compared to the same period last year.

(4) 3 BR Rent: $1,200

(5) Taxes are 1.264% of sale price, average: $1,946. Sooo, the cheaper you buy the less taxes you owe!

(6) Averg. DOM today is 48, down from 78 two years ago.

$2,500 - 3,500
5. What are the average annual taxes for that property? The tax rate is 7.96% based on the assessed value. Therfore a house that sells for $225,000, the taxes will be $1277.11
6. What are the current days on market? Again depends on city from 75 to 250 days.
There are also pockets in and around Denver that have huge potential with a lot of new construction bringing property values back in distressed areas.
