Pittsburgh home market wildly varies according to the neighborhood and the average can not apply to the whole market.For instance, there are 3 br houses that cost about $18,000 while some are as high as over $1m. Nevertheless, it is a great place for investment because of the high ROI!! and so many new opportunities popping up in this great city and it is a great rental city because of so many universities within the city of pittsburgh. You Need to Buy Rental Properties in the Boise, ID, Area
Dear Dean and Folks,
You need to consider buying rental properties in Ada and Canyon Counties, the Boise area in Idaho. We call this Can-Adaho, and it is the social, political, and economic hub of Idaho, eastern Oregon, and northern Nevada and northern Utah. We get into, and then out of, national trends late in this region. So, real estate opportunities here are ripe now and will be for a while. My answers to your questions are:
1. Boise (Ada and Canyon Counties), located in Southwest Idaho;
2. unemployment in Boise now is 6.2%, having been 7.9% 12 months ago;
3. average price of a 3-bedroom, 2-bath house of about 2,000 to 2,500 sq. ft. is $177,400;
4. rental of the same house appears to be between $850 and $995 per month;
5. annual property taxes for this house in Ada County would be around $2080; and,
6. average "days on the market" are as follows:
* Ada County: 61 days
* specifically, Boise: 69 days
* Canyon County: 94 days.
This region is also referred to as the "Treasure Valley," and some additional statistics for the valley are as follows for November 2012:
* Distressed homes: 2013
* Foreclosed homes: 265
* Building Permits: 256
Further, for Ada County in November 2012:

Assessing these statistics, along with drive-around physical observations, lead to the following thoughts for the Boise Region of the state of Idaho:
1. unemployment is going down, but housing sales are not extremely high;
2. construction of apartment buildings is on the rise, but the costs of renting houses is rather low and thus, competitive to apartments;
3. the supply of distressed (pre-forclosed) and foreclosed houses is much greater than building permits being issued;
4. a large supply of houses should be rather cheap in the future, available for purchase as rentals;
5. houses are on the market for 2-3 months, allowing a significant inventory of homes to be rented; and,
6. the Can-Adaho region has been filling in, significantly, with residential, commercial, and some industrial construction over the past two decades.
I moved to the Boise area in 1991, and have witnessed the growth of this area. Population is concentrating in Boise, Meridian, Kuna, and Eagle, in Ada County, and Nampa and Caldwell, in Canyon County. There is still considerable farmland between these population centers. The rest of the country has just begun to become aware of this region over the past two decades, as the population about doubled.
I repeat--for great opportunities to purchase houses, either to rent or re-sell, you need to consider buying in this region. I remain,

However, for San Diego I forecast annual 20% home value increase for the next 3 yrs, so that's $250K X 15% = $37500 profit/yr so you can add that to the $13475 mentioned above = $50,975, now divide that by the home value of $250K = 20.4% excellent rate of return, and you can never go wrong owning real estate in San Diego, good coastal value appreciation...end of class (LOL)....
