My wife and I want to start with Wholesaling to get the cash needed for the next two steps you mention. The average American has no savings and a lot of Credit Debt, so wholesaling is the ideal doorway into real estate: After STOP SPENDING UNNECESSARILY -control spending- wholesaling is the first step towards Financial Independence: The First step towards Wealth.

Currently wholesaling is the way for me. quick cash and limited funds make this my preverence.

I personally believe that for the newbies wholesaling offers the most excitement for getting involved with little to no money down with a short learning curve but the ROI on a fix N flip or a rehab L/O presents the most profit, hence excitement.

All can be fun and teach you a lot about the industry but what personally excites me the most is the opportunity to make something out of nothing. That is afterall, the AMERICAN DREAM!!

I would like to learn more about wholesaling, but I'm also interested in fix'n flip as well. More examples of what to look for when assessing a deal and the best use of OPM.

Buy and hold

We buy low and rent for cashflow. We have experimented with the lease options which we really like, but we are definetly not speculators, so we are definetly not interested buying low fixing and flipping. We have many friends who lost everything with the devistating market turn. It's great when you make the quick easy buck. But to us its like gambling and having to pay taxes on your winnings. We love our tax breaks and have great cashflow. Our only problem is getting the money from banks to buy as many as we can. There are so many deals but the money is hard to come by to purchase these properties. Good luck to everyone! Dean you are a Great Inspiration! THANKS!

I'm in the same boat as many of your responders. I need capital now. My credit has been destroyed with my recent bankruptcy, and I have no savings, so I'm looking at wholesale deals pretty much exclusively.

I want to match buyers and sellers!!!

I would like to buy cheap and hold for the future. I actually think that now is the time to buy low and go long. Real estate values needed a correction in order to create the space needed to get equity increases in value. In other words, "a big reboot."

My problem is, is that my credit is not good due to being laid off from my job as an accountant and my cash is extremely limited.

I really don't care about getting a free ipad. Give to someone else. I'd rather be taken under someone's wing and turned into a success story, then I can get all the ipads I want....

Dean I just lost my job and have nothing. I really wish I had money to buy or purchase a home. I'm very nervous about doing this but I know and believe I can every time I watch your video...Thanks for your encouragement. Now I just need to make it Happen.

Hi there Dean I would say to start out it would have to be wholesaling....also my time is very minimal because I have to be home for my mom who has been stricten from a brain stem stroke wich was devastating......all your knowledge and wisdom would help me so much and I will make sure that I teach the same things that I learn to the next person.....I just need the start of a life time and I know it would work out with your help it would be amazing to make my mom proud of me...she is my whole world....24/7....

I would love to learn about wholesaling aspect of real estate, I think there are a boatload of opportunities here in Brevard County (Space Coast) where we are having major layoffs due to the Shuttle program being closed down...very sad day.
