Thanks for taking the time to post. I have yet to get my first deal but I can not say it doesn't work in my market when I know for a fact that it does. Anything and all things are possible if we believe and put forth the effort. We absolutely do have to review the actions we are taking and evaluate how we can adjust or re-arrange what we are doing. How many attempts did Einstein make before he got the result he wanted? Those folks who don't work it and make it happen will stay in the 98% and that includes me which I am continually working on the change. That is the reason that I am speaking to this issue. We individually have a choice. To do or not to do. If we choose not to do then we have no right to complain. I am taking responsibility for my own personal issues and suggest that others might just do the same.

Thanks Carol! I think sometimes we hold on to an idea and keep trying the same old thing instead of making the lesson our own! We need to constantly check, and recheck our "processes" and goals to make sure they are working for us.

No doubt RE investing is a marathon and not a sprint. In a marathon, you sometimes go fast and sometimes go slow but you try, always try, to finish the race.
For us investors, we need to understand that each strategy may not work everywhere in the form and formula we were given the strategy. We then have to be inventive to see if it can be changed, whether slightly or dramatically, to get it to work or not. There are so many ways to make a deal that tossing a strategy shouldn't be "the end of the world" for us. " Tweak it or toss it", simplicity at it's best.

I totally agree with you 100%. In Hawaii, you may already know the markets here is ridiculously Expensive! But, I love the way you mentioned to "change your mindset and re-evaluate your strategy again and again, and think How can I make this ex: (25:1), or (wholesale) real estate deal work for me!" ---

I have been trying to get into real estate for years. Bought two properties in 2004 in CT, and it has been a nightmare since day one (bad area, a lot of evictions and repairs) I have lost a lot of money in the 6 units property. I want to move on now, but need advice and guidance on where to buy.
I work full time in NYC (commute 4 hours every day to work), my baby will be 3 in September 2014 and was diagnosed with autism last year. He needs my help, but I do not have much free time to be with him, and I need to change that now.
I have been feeling so guilty for not being around more for my baby that I took a 7 months leave of absence from work to spend more time with my baby and get him involved in more programs to help him with his delays/autism. I need more free time, and I feel the only way of getting this time is by trying to get into real estate. I would love not to go back to work and become a full time real estate investor to support my family, but I am scared of making more mistakes in real estate and selecting the wrong area to invest again. I have bought many real estate books, attended many real estate seminars, paid for personal coaching with no results, but I still believe in real estateā¦.. It is my only hope now to spend more time with my baby. Hope to find honest and sincere people in this site willing to help me with their experience and advice.
