I'm a newbie but I read Dean's book about a year ago. I am waiting for my Set for Life program to arrive and really want to make a go of it this time. Maybe a support group like this can keep me motivated.

Another option we are seeking is for someone willing to fund the purchase and rehab costs of the property which we will either perform the rehab work or manage the work. For instance, we had a property at 99K, with rehab costs of 65K and ARV of 290K which we would list at 260K for a quick sale.

Deals! Go online to your county website assesors and look up the address- this will provide the owner name and address along with sales and transfer info.

Newbie Also:
Planning on moving to New Jersey soon, either Jersey City or Hoboken. I know the Real Estate in those towns are ridiculously high, from what I have seen on Craig's list. Not much room for buying renovating and making a quick flip. Most of the homes, apts I have seen are already remodeled and go from 250k to 2Million. I have seen some potential deals in Newark, Trenton, East Orange area. But who knows how the neighborhood is, if its in a high crime area.
I am currently going to school in WAshington STATE. Just got out of the ARmy so I am looking to seriously get into the Real Estate business as an Investor.
