I know I'm not the only 1 here! I was hoping to find that there where more of us here then I had originally thought. At this point, I'm looking sadly mistaken.

Don't leave me alone! Sad Haha.

Seriously tho, all jokes aside, I know there are quite a few of us here. Networking is extremely important! Meeting other REI's from our local area, could become a vastly invaluable asset.

Why not add weapons to our arsenal? Knowledge is power! At worst, we can bounce ideas and discuss local market conditions.

I hope to see this group growing in the near future and look forward to speaking w/ fellow New Englander's!

I just finished my first Dean Graziosi book, probably the first book that I've read from cover to cover in years.
I am anxious to find someone to get ideas from. Someone in the trenches, scared like me
I know a little about central Cape Cod real estate having lived in Dennis for over 40 years.
I have connections, I know a lot of people. Where do I start? I'm close to bankruptcy - no money!

The one thing is that I have never done this before. It seems like a lot of information to take in all at once. Thanks for joining and welcome to the group! I am also in So. NH, in the Bedford-Merrimack area. However, my target market is between Manchester-Nashua and surrounding rural areas. I would not turn away a deal anywhere in the state tho.

My name is Mike Hutchins, I'm 23 and currently pursuing REI full time. I am also w/ the NH Army National Guard and serve my 1 weekend a month. Outside of my uniform I am dedicated to REI.

I am pretty new to REI myself, so I am certainly not a mentor, but, just having a fellow DG student peer, is a great asset. I began pursuing REI about 5 years ago, but had too much on my plate, never closed a deal and ended up walking away. Now I have been working w/ Dean's products for just about a month and I am determined to make REI work for me this time. I am already well on my way.

I am currently working on placing my 1st deal together, buyer is lined up and good to go. Should be negotiating w/ seller in next few days. Just waiting to hear from my Realtor and Mortgage Broker.

That said, I would love to have a DG peer to communicate w/ regarding the local market, deals, or just support. Maybe even work together on some possible deals in the future.

We certainly should get in contact, networking is an extremely valuable and essential tool to our success.

Thanks for getting back to me. I live in manchester and will turn 41 in December. Time flies by and the older you get the faster it goes. So I will do anything to make this work. In the last week or so I have been driving around and found several properties that look like they would make great deals. most of them are bank owned a few apartment buildings and one a single family and one is a ugly house. I am trying to find the phone # of the person who owns the ugly house I have her name but no #. I would love to try to wholesale it but I still need to make sure that I fully understand the contracts and the paper work and need to get buyers lined up. Was it hard to find the buyer you have for your deal? Have you been to the REI club meetings in Bedford yet? I was thinking of going to make some contacts I think the next one is July 8th. This week I am going to meet up with a mortgage broker and my realtor. Good luck on your deal.

Glad to see you join here. I'm in the same boat as you. I have terribl credit and little money. I'm 39 and retire from my job in January, so I am kind of under the gun to make this work. Trying to find someone to do a credit partnership with. Their credit for the loans and my sweat for the rehab. Good luck with everything you do.

Time does fly by and I'm still young, I just turned 23 on Sat., and was having this conversation with my Grandfather. I may still be young, but I to will do whatever I have to in order to make this work and be successful!

As far as buyers, I am not doing as much as I would like. My financial situation is awful so I am simply doing online classified marketing (Craigslist, Lycos, Backpage, etc.). I have received a handful of responses, but, the only serious buyers where the family which I am working w/ currently.

I have not yet gone to a Bedford REI Club meeting, I intended to this month but was unable. I also found a REI Club in Manchester, which meets every 2nd Wed., I believe. They have a $20 visitor fee or a membership fee, which I cannot remember approx. $120-150.

I do not yet understand all the contracts and such, but I realized that you have to take action. The worst that can happen is you learn by mistake. I am working w/ a mortgage broker friend of mine from NYC and a Realtor in Amherst.

I will come back and go into more detail but I have to run for right now.

I know what you mean that is one thing that I am having a problem with is the contracts. I have driven around and once you take notice there are a lot of distressed properties around. I have found several vancant ones and some I am not sure if someone lives in. I am getting a call from one of the counselors this friday. I am sure it will cost me to join I just don't know how much.I have a few pages of questions to ask. I will be going to one of the REI club meetings I am not sure what one maybe both. I have two mortgage brokers that I know I haven't been able to get in touch with the first one yet I am calling the second one today. I was just wondering what techniques everyone was using here. House prices have not fallen as much as other parts of the country, so it is harder to pick up house for less than 50k, which makes it harder to use no money down strategies. Also, it seems like the technique marketing towards homes listed for over 180 days does not work here either because if they haven't been snatched up yet there has got to be something wrong. It almost seems like you have to take advantage of lower-listed homes in the area and lock them up before another investor does.

Any opinions?

I certainly agree, New England, as well as most of the north-east, does seem to be in a much stronger economic climate then most of the country. However, on my part, this is only speculation. I have not yet been in REI for long enough to say with authority.

I believe there are still ways to invest w/ no money down, we just need to be creative.

Do you have a buyers list established? That is what I am working on currently. Once you have a buyers list and you know what your buyers are looking for, you can develop a more precise plan of action.

Personally, I am not so worried about finding the cheapest property or the best deal. So long as I can get my feet wet and make a small profit, I'll be happy. Once things are in motion and I have capital to invest, I'm certain my game plan will change.

By that point in time, I should automatically have a considerable buyers list, simply from networking while closing a few deals.

I honestly believe that having buyers lined up, is a sure way to success. You can find a dirt cheap property, w/ a boat load of equity, but unless you have a potential buyer, it may never sell.

Now, that probably would not be the case. If I found a "dirt cheap property w/ a boat load of equity", I would snatch it up. Buyer or not lol. If you find a deal that good then you should never have a hard time getting rid of it to another investor.

My point is simply that, generally speaking, (whenever possible) you want to have a buyer in mind when pursuing a property. That will save you time and heartache.

Apologies, I have been without internet connection for the past week. I hope you had a great Independence Day weekend.

That sounds great! I would love to join the academy but do not have the capital to do so. Everyone that I have spoke w/, regarding the academy, has said it is absolutely worth the money and is an extremely valuable tool. I've heard that they also refund your money after closing 5 deals!

I'm hoping to close a deal in the very near future so that I can catch up on bills and join the academy myself.

I am currently unemployed in the civilian world, so finances have been very difficult. I am w/ the NH Army National Guard, 372 Signal Co., out of Manchester. But, living off 1 weekend a month w/ my unit is almost impossible. Not to mention, I have my 1st child on the way. Things are stressful to say the least.

I have talked to a the people at the academy and found out that I can't afford it either. It's to much right now for me to come up with the money. As long as you are taking steps, you are on the right path. I would dare say there are probably just as many success stories from students who did NOT use the academy, as there are from those who DID.

I would absolutely like to join the academy, however, I will NOT be held back by the fact that I cannot afford to. I believe success is more a state of mind then a state of being. And, although it helps to have that step-by-step kick-in-the-butt, I refuse to let my set backs become my failure!

my name is robert and i am in enfield new hampshire still have not put a deal together yet .but i am working with a realtor from claremount a town close to where i live there are alot of motivated sellers... just trying to get the right one ..i dont have the best credit score which is a little bump but one i can get around ..i would be interested in working with people in my state and getting some ideas and maybe working some deals together ..

Not to rain on peoples parade, you really need to know all about the Federal Laws about Real Estate Investing that you will not find here. Sure, you can do what Dean says, BAD everything, That's no lie, the only thing is that the LAWS change so fast no one will say Wass up. What works today might not work tomorrow.

Starting Out

Hello everyone, my name is Brenda from Bangor Me. My investment Co. is Moodys Global Properties, Inc. and I went all the way starting up. I read Dean's books and enrolled in his Success Academy. Checked out Local, State and Federal Laws,including Tax Laws. I spoke with real estate agents and brokers and other investors in the area. They were all very supportive and gave me plenty of tips. The deal are there, you just need to put in the time and energy to find them. I have just started my Marketing but obtained two possible deals already just from word of mouth. So just hang in,you won't regret it.

Make sure you have all the documents you need in place and start approaching the homeowners. Even if you dont get in a contract with them just talk and ask questions! I find the more personable you are, the easier it is to talk to them. It s just like riding a bike, once you get the wheels turning the rest is easy! And remember you are helping them whether it's a foreclosure or they are just trying to sell. Good luck from up above ya in vacationland!
