I'm taking over payments, but need some rehab money. What should i do ?

My brother just wants out from under his house in Indiana.My brother and i both live in south west florida. This small 712 sq.ft.2 bed 1 bath with car port.The house is empty. I want to take over his payments of $149.00 per month with taxes and ins. included. His mortgage balance is $11,000.
I pulled it up on Totalviewrealestate.com. The value range is $26,625. to $71,000. the zestimate is $35,500. It needs roughly $7,000. in repairs.
My credit is bad and i Don't have the money to fix it up. My question is this...what contract do i use to continue taking over his payments and where do i get the rehab money? I want to rent it out through section 8 after rehab.

Hey everyone. I just locked down my first assignment deal less than a week after ordering The Rock Bottom Blueprint.. The Blueprint has already paid for itself and earned me a few thousand on top of that.

Here is how it played out. Last Saturday evening after completing the 30 days to fast cash I found a fsbo on Craigslist listed at $42,500. There was not much information about the property so I drove over to the neighborhood and found the home for sale. The home had a sign on the front door which stated the tax assessment, price information and at the bottom said this property was passed down through an ESTATE..

Attorneys handle ALL estate/will/probate needs for the family going through this tough time. Contact your nearest groups of probate attorneys. Let them know who you are and what you are looking to do and how they can help you and you can help the surviving family members.

Some of these attorneys also handle divorces, bankruptcies, and other needs as well. That is and great source for these markets to get the inside info. All you need is 1 or 2 attorneys that agree to work with you to take advantage.

I need help and advice, Please

I am just getting started and I look forward to learning as much as I can from everyone. I am a married man with twin 13 year old daughters. I am looking to make, have and be able to live out a life with my family that I do not have to deal with living paycheck to paycheck. Plus, I desperately want to spend more time with them instead of working for someone else the rest of my life. I am also currently looking for buyers and sellers in Anchorage, AK using some of Dean's and others techniques.I have talked to a lot of the heavy hitters in the REI club here in Anchorage and they told me that I would corner this niche here. Need advice on where to start. Any help would be appreciated.

I've found this great 1 acre estate that was on the market for 5 months now and every month the price keeps dropping it's a little over 2,600sf and listed now at $179,000.00 and the family wants it gone. I've met with the agent in charge of this property and took a tour it's absolutely beautiful. With no money down and buyers/Renters at hand, How do I seal the deal when i know the family is looking for their money up front and something as small as a down payment comes nowhere close to what they are looking for. Can something be done on this or should i drop the ball and head to the next one. Oh my credit is in the upper 400's I personally want it myself because the mortgage is $845 monthly. The questiobn is CAN I DO SOMETHING!!!!!
