Im working on my first deal which is an assignment on a distress prop and I am wondering do i have to do a title search to see if the owner owe any money on the prop. I would appreciate if someone could help me out.

reinvestor42 has good counsel, but here is a question for you--Do you have a relationship with a good title company yet? Who is your contact there? You need to have somebody you talk to every time you call in who will get to know you and you don't have to chew the same cabbage over and over every time you call in.
