Im new to the real estate world and i have a few questions i would like to be answered the first is would it be ok if i get my real estste licence and with that could i represent myself when purchasing properties 2 Is that allow? 3 And if so what are the pro and cons of doing this thank you my fellow dg family.. I might also add i thought of this idea to cut expenses..

Average P/E ratio for rental property?

For example, if there is a property for $50k, and it rents for $550 per month, is it good/bad/ok?
Also, should I include insurance when calculating the price? How many of you use insurance on ur rental properties?

IRS taxes on rental income

So I am wondering if I can get taxed by the IRS by having tenants direct deposit or write their checks over to me.
I know cash is invisible money and they cannot see that money that is collected, therefore they can't tax it at the end of the year.

I need to get my parent's 5 bedroom 4 bath home rented. I am trying to get it rented for them so that they can move out and retire in a smaller home, since that is what they want to do.
They've done so much for me so I want to help them with this.
I am in need of a competent property manager in the Minneapolis/Saint Paul area.
Can you guys offer me any recommendations?
Their home is in an excellent location in an awesome school district, I just need to hire a property management company that will be able to market it correctly to keep it rented.

Am trying to analyze some properties and get accurate numbers.

As any type of income property manager, you also need to find ways to reduce the risk of lawsuits. A few well placed activities will go a long way toward reducing the likelihood of a lawsuit.
