Buy, Fix, And Hold! No money??? How do you do that???
July 25th, 2011 | posted by investorinmissouriIn watching deans video today I was thinking and thinking and just got to the point where I got stuck.
I know how to lock up a property and sell it to an end buyer. How the heck do you buy a property, fix it up and keep it with out any money?
If anyone knows the answer to this or has any suggestions please let me know. This is something I want to seriously get into. My goal by the end of the year is to have at least 6 rentals on my hands.
Thoughts? Comments? Ideas?
Possible Opportunity in VA
July 18th, 2011 | posted by marni17Have six townhouses (one bldg) In Virginia. Might consider selling if we could come to terms on price. Relatively new (5 years old). In excellent condition in quiet, older neighborhood in Shenandoah Valley area.
Would also consider a second on the property instead of a sale.
Interesting info for investors looking for rentals
July 13th, 2011 | posted by jackk09I was shocked at how they have alot of these cities sale prices lower in 2014 then now but the rents will be higher. Charlotte didn't make the list but I think we are up there in places to buy and hold. Enjoy the article.

Investing For Cash Flow
August 3, 2010 by Jeremy
"What is just as important as location, location, location when analyzing a piece of real estate? Cash flow, cash flow, cash flow! The Lucrative Investor defines cash flow as the net profit left after expenses. This includes all of the expenses associated with owning real estate such as mortgage payment, insurance, taxes, property management, maintaince and in some cases a property owners fee (commonly referred to as an HOA). Too often, investors purchase an investment property without throughly conducitng their due diligence.
