Is anyone who attended the Edge 2011, or bought the Edge 2011, attempting or doing what Ali S. is doing in Cleveland? If so, I have access to a group of people who are investing in and around Atlanta, Ga. They are not completely satisfied with this area. This is a duplex in the trendy historic district of OKC. The sales price is $40,000 which includes the assignment fee. Rehab is estimated at $16-18K. Rent factors in the area are $600-700 per month. So, on the low end, you could count on $1200 a month on a $60,000 investment. (pretty good eh!) and the quick flip value is supposed to be around $80K according to our REA.

The first problem with the 2 deals we found from our bandit signs is that we don't have buyers in those areas. The signs they saw were in the part of town we were trying to score deals in. Anyway, here are the specs:
1st deal is a lady who is too old to care for her home. She is mostly moved out, but still have stuff in her house. I believe she can't afford the house based on the information she gave me, and it's possible that she might be close to foreclosure. Here it goes:
Asking $40,000 but negotiable
owes $35,500, will take payoff
ARV is $57,400
house needs new flooring, paint, and had the central air/heat stolen from it.
3 bed, 1 bath, 889 sq feet

New investor rental opportunity

I'm 22 finished with school and working. I have 65k saved and car is paid for. Credit is 749 and have no debt whatsoever. However, haven't been at my job for long.
I'm moving out of my parents home in Feb-June to get my first home. (Getting married the following November). I want to have this home ready for when I get married(She won't live with me until we're married.)
My original plan was to put 65k down payment towards my home and have a 15 yr mortgage with low payments.
An investor I spoke with suggested not putting ALL the 65k in one property. "You want to be an investor right? Don't put all the eggs in one basket."

My friend has a house currently rented out but his friend is doing a very lousy job keeping track of tenants and rents. It is causing him lots of unnecessary stress.

Government Getting into the Rental Bussiness?

thousands of government-owned foreclosures into rental properties to help boost falling home prices.
The Federal Housing Finance Agency said Wednesday it is seeking input from investors on how to rent homes owned by government-controlled mortgage companies Fannie Mae and Freddie Mac and the Federal Housing Administration.
The U.S. government rescued Fannie and Freddie in September 2008 and has funded them since the financial crisis. The mortgage giants own or guarantee about half of the nation's mortgages and nearly all new mortgages.
