Free cash flow software

Quote from software description:
"Simply input a property’s financial information and the software automatically calculates cash flow, Cap. rate, GRM, & rates-of-return every year up to 20 years & more, along with printable presentational-quality reports. All the information needed to make an informed investment decision at your fingertips."
It doesn't allow for insertions of pictures and other minor issues. But overall I think it's a keeper.

The common problem that seems to concern them is property management. I would really like to say that it's just a misunderstanding or lack of communication that leads to these problems, but unfortunately in most cases this is just not what is happening.

Lower CAP rate more desireable?
January 21st, 2012 | posted by midamericaI am new to this, a work in progress, still learning the language. I had a guy ask me to find him a couple of MDU's- apartment buildings - in a certain area. I did some research, found a couple that met his criteria, and presented them to him. The properties were physically very similar and in close proximity to each other. One of them had a CAP rate of 10.5%, while the other was at 6%. He said the lower CAP rate was more desirable. The conversation went in another direction at that point, thankfully. My question is, why would a lower CAP rate be more desirable to an investor?
