Tenants refuse to leave!
January 18th, 2012 | posted by ZeluchI apologize if I have posted this in the wrong area. However, I DESPERATELY need your help if you can give it.
We have a house that we rented out to a family, and their rental contract expired. We have asked them to leave but have refused for over A YEAR now. Finally, we have talked to a lawyer and they provided us with a Pay or Quit notice. They (the family) contested, stating the house was not livable.
The lawyer's response was that until we fix the house to make it livable, they cannot enforce any evictions.

35535 sq ft building, 27-1 bedroom and 11-2 bedroom. Rent between $500.00 to $800.00 a month.
The average cost after rehab is about $30k per unit. And the company that bought the property at an auction is arranging the rehab.
The cost to operate the property can be minimal. 3-5 staff needed only and utilities, insurance, etc..
Im not sure if this is a good deal, Im guessing that the vecancy rate it about 10% for these small appartments.
Im asking vor all you DGers for your professional advice? Is this a good deal?

January 3rd, 2012 | posted by GreaterKCHomesThe current real estate market is offering up some excellent returns. Whether your interest lies in Commercial Units, or Single Family Homes, there are literally million’s of deals available to you, each and every day.
What happens in these types of scenario’s, is investors will just jump on the very 1st deal, without doing proper research. I am not referring to the property itself, I am referring to the proper research on management companies, and construction professionals. With so many deals available, you should no longer be in the mindset, to jump on the 1st deal.

December 21st, 2011 | posted by Mcarlo24Hello DG folks... I am soon to be a Newbie Landlord with a 3BR 2 ½ B SFR up for lease for 1800/Month plus Utilities... I was contacted by a Broker who only deals with INSURANCE companies... Basically a family loses their Home due to a Fire, Weather, Etc. and they contact their Home Owners Insurance who they contact this Broker to help them relocate to a Temporary Home while their Personal Home gets repaired... This Broker searched Vacancies in the same area and found mine... They are Offering 2800$ a Month plus Utilities for a Minimum of 3 months and then month to month... I will get paid directly from the Insurance Company... Is this legit? Anyone herd of this?

Townhhouses as Rentals????
December 15th, 2011 | posted by TLMortonConsidering Townhouses usually have HOA fees and the HOA can assess additional fees to cover costs for general maintenance, such as new roofs or parking lot repair, are they considered a good cash flow investment?
